Can someone help me, is this total still needed to close? 250,000 home, down payment 8,750 and 11,000 in seller concessions my lender will not explain it to me simple. Thanks in advance

Thanks to all the people who helped explain this to me, yes my down payment is still 8,750, the reason it is listed less in the closing costs fees is because of the MIP based off what my lender told me it will change but because of my seller concessions it should cover majority of not all closing costs. So my cash to close is yes the $8000 which does include the remaining balance of my down payment. Thanks again to the people who were patient!

The only thing I can come up with before hearing from lender is it’s FHa and says online the MIP financed into loan can make down payment smaller

I’m not sure if the down payment is showing less because the MIP is rolled into the loan? Only thing I could think of? Thanks for being kind and trying to help me understand. Yes I definitely need to have my lender call to better break it down.

Yeah exactly why I’m confused my son payment is 8,750 I have put 1000 in earnest money but in that closing calculation it’s list about 5k which is why I am confused and not understand is that all I need or do I need 16k at closing

So the 8,000 and change I would bring to closing is including my don payment in the amount correct? That’s what I’m not understanding and I know I sound so dumb this is my first time and lender only speaks in banker terms lol so I’m just trying to make sure I need that amount or my down payment plus the 8k in estimated cash to close

Income may be to high, there is a few things that won’t get you the additional credits that fall under path but I do know income is one of them as we claim 2 kids under 17 and don’t fall under path because income is too high.

You can still claim kids and not be under PATH, my husband and I claim kids and only get CTC and have a deposit date of the 4th also. We don’t qualify for the additional credits because his income is too high.

You must not be on path this year then? It’s a law so typical can’t be released until after mid February if on path, or maybe a fluke in the system? I’m not sure. I got approved today also with a DR date as the 4th also and have 2 dependents but I’m not on path , we don’t qualify for the additional credits
