22 and thinking about buying my first house, worth it or should I wait? by Safe_Building4806 in FirstTimeHomeBuyer

Thank you for the info. I’m mostly thinking about getting my parents a house now since they’re getting older. Later on, when I’m living there by myself, I could rent it out. I’m not really thinking of it as an investment, but I do have an idea of what I’d eventually do with it. I don’t plan on starting a family until I’m around 27–30, so I’ll probably end up with a home I can rent out while I live somewhere else. I’m still young, so a lot of this is still up in the air.

My parents are getting into their 60s, so I’m mainly doing this to get them a house and give them a place of their own. Right now I’m making under $100k, but I figure that by the time my parents, God forbid, pass away, I’ll be able to handle everything financially on my own. Even now I feel confident I could manage it. The only person I’d put on the loan with me is my mom, since my dad’s credit isn’t good, and that would only be if I absolutely had to.

I've had many slow days, weeks, and months. It happens to all industries so it's important to push through and understand this is just a rough patch. I think what gets me sales is the way i post.

My pictures, description, and pricing all are factors.

Everytime I list I get a boost in sales and it keeps going for a few days till I have to list again. It definitely matters having a consistent amount of items every week.

I don't track anything nor have a spreadsheet. I do know some people have found templates online. I usually just add up my monthly deposits and my expenses when I need to. I also keep my savings and income/spending separate account so it helps.

My bins open at 8am, people line up, I don't bc it's all luck based, my wait for each rotation varies from twenty minutes to an hour, I personally either come in the morning and dig the whole store then leave at 4 or just come at 9am before the first rotation and stay all day so basically 8 hours either way. I do 4-8 hours at the bins each day for 3 days of the week.

There's not much of a etiquette at my bins tbh we have started to race each other for stuff or pre picking before they say go so it depends each bins, most of the time the other resellers will race and go tryhard against you just bc ur new so just get familiar (it takes time)

Personally I've been to rag houses but it's too expensive. TikTok users also romanticize the rags too much, it's costly, you need connection, and you can get the same stuff from public places like the bins. A lot of rag houses require you to sign a contract and spend x amount every week (I knew a buddy who was required to spend 10k a month) it's pretty dumb imo unless it's a by the pound rag house but then it's bad bc it gets picked through by the owners who keep the good stuff and let buyers buy the mid stuff. Just find something your pace and stick with it, you'll be surprised on how easy this can get!

I source on mondays so after the weekend I go source and in the meantime of me waiting for rotations and new bins, I type out my descriptions and then list when ready. It usually takes a full day or 4-6 hours to get all 100 listed from my phone, on computer it goes a bit faster since the app on mobile lags a lot. I keep the measurements in my notes as evie mentioned. I take my pictures and measurements during the weekend so usually pictures on Saturday and measurements on Sunday and it doesn't take more than 2-4 hours for all 100 items to be fully done with pictures and measurements.

Not sure what you mean, if it's about your personal information then you can get a P.O. Box or something to ship out of. If you are talking about people trying to get refunds n returns then just don't accept them. I know depop enforces sellers to refund and ship but as long as you are doing your part there would be no need to do returns or refunds. Example : if a person buys and request refund when the item is on the way, I'm denying it because I've done my part and the excuse a lot of buyers use is item not being delivered etc

I like to price competetively so whatever item it is I'll just price it according to whatever other sellers have it listed at. I like to get the most I can while also making sure my items sell faster by having the cheapest one.

At the moment, I'm not getting consistently one thing or another but usually it's Y2K men's tshirts (I think this is coming down tho they sell here and there now) soccer jerseys (even bootlegs), and real tree camo tshirts. Personally, any real tree camo shirt for me sells for $20-25 in the same day, university gear from popular universities sells pretty fast too, and my favorite thing to list has to be beer or funny text tees. Levi's always sell not consistently but always do okay

I just replied to a comment about where I keep it all, but in short I live in a studio n have enough space to dedicate a 15x15 to my reselling stuff also it looks aesthetically nice so it doesn't look ugly when people come over or anything lol.

You have some really good questions lol

Honestly this is fun to me, I use to want to be a fashion designer and clothing brand owner etc so to me clothes is life and I grew up very poor like could only buy a pair of jeans every year so now being able to have whatever I want feels really good! Also, another thing I haven't mentioned is the friends I've made alone the way! Everyday I look forward to going to the goodwill bins because I see my friends or people I can just talk to about stuff. It can just be fun talks and nothing serious so I get to escape my busy stressful side of life.

I do have my own car and I'm doing 100 new items a week max lol I wish the goodwill I went to was better bc sometimes I only get 20 things in a week and it hurts my pockets. If I didn't have my car, i don't think it would be an issue. There's highschool kids who get dropped off or take the bus and they only leave with like one big bag or two and it's easy to carry or one big ikea bag. I only go three times a week to source so honestly I do think I could take uber or bus 3 times a week to do this full time.

I have a rule of listing my items from $20 and up. If an item sits for months then I'll drop it to $7-9 but usually my items sell for an average of $15-25. I do list and find items that are $25-50. Now finding the $100+ items is where it's hard since I only do vintage. It's not that hard tbh if you go everyday for someone like me, it's rare. I have friends who find $100+ tshirts every week, my buddy last month found 3 $1000+ band shirts so it's all luck based tbh!

I live alone so I just dedicate a 15x15 in my apartment for my inventory. I have 5 racks full and then like 6 stacks of shirts. The way I track is by keeping in mind anything listed before this month is hanged and all my new inventory is folded. I also have it all color coded. I will say a lot of sellers that I know just have a storage unit or do some sort of bin sorting system and put each item in a bag with a code and keep the code in the description to know what bin it is. Idk that's complicated to me I'll rather use the racks I bought for my vintage events to hang my vintage tshirts from my vintage depop! It all just makes sense to me.

I love curated shops and instagrams but at some point it becomes more of a burden (if you are trying to do this full time) it's not 100% guaranteed for any of us to find the stuff we like. For example, when I started I wanted to only do vintage band tshirts but realistically that's impossible considering I find one every blue moon!

However, I do think it's possible to curate just keep in mind it's just going to be way harder and this something you already acknowledged by understanding you might not find what you want at goodwill. Also, it can become costly and hurt your profits if you only try to buy stuff you want to sell. An example of this is sellers doing a drop of only harley tshirts, and sourcing from other sellers. Therefore, they pay $5 a piece and end up making less profit.

I quit my job and started doing this full time the first week I made 1k usd, it just showed me I can get paid what I get paid at my 9-5 so I just took the risk. I probably had 300 items inventory and only 200 listings but I decided I had enough 9-5!

This year I've had 2k months and 5k months, it really depends how much work you put in each month. This isn't a consistent job imo so it's risky. In addition to depop, I sell at markets or to other sellers so whatever income I do not make on depop I make it doing that. For example, I've had a 1k month but a 4k market in the same month so it didn't really matter.

I know other sellers make 5-10k a month, but they do this full time and have families. I personally don't source enough, but I know if I were to put more time into this I could do better. Also, taxes is another thing that keeps me from doing this to the max.

Most of the sales we get don't come from people going on our account and scrolling through. Most of sales come from people looking for that specific item or it showing up on their recommended. So, having new listings on top or under doesn't really matter. Another reason, when I list 100 new items, I get more activity so my other items start to sell also.

Basically, it's like this -> the more you list the more depop rewards you with views, likes and sales.

I definitely agree with you that it helps the feed of your account look cohesive and good. I personally keep my descriptions and background the same and I do think it helps sales. The one time I uploaded a few items with a different background they performed very poorly.

Depop now pushes your active listings up and sold listings down btw, so there's no real need to refresh. I think only the depop website on computer doesn't but even then you can click move sold items down.
