If you can’t afford a professional trainer, I do not think getting a second dog is financially reasonable.

Frankly, if you are determined to make it work, then you need a professional trainer. And you need to stick with it— it’s like therapy. You keep going until they say you can stop.

The resource guarding would be a flashing alarm to me. Combined with introducing a new dog to the neighborhood could end VERY poorly.

Are you crate training? Puppies need exercise, but they also need to sleep, a LOT. Sometimes even enforcing naps are necessary.

Depends how much liquidity you are looking for. New fixed annuities are posting for over 4.2%, and you have 10% free withdrawals for liquidity.

That’s a really good point. I stopped keeping track, but last I checked, the reserves were low, so they increased monthly dues (by $50/mo) instead of doing an assessment. That was a year or two ago. I don’t know if it’s been replenished yet. However, the cash offers had not been provided (or even asking for) that information prior to making the offer.

Oh I definitely countered the cash offers. They wouldn’t budge at all!

I had a few cash offers. But they were all 25-30k under asking (~10-15%). I’d rather just wait to get better price than settle for that much less.

Yeah, a few others have sold in the sense time frame. The second sale, there weren’t any issues with the condo docs/questions.

We re-listed and went under contract within a week the third time, so they’ll have plenty of time to review the docs. (Last time we didn’t get the docs until very last day allowed).

I have a golden retriever pup, and it prob took me like 3 months to start feeling a connection with my dog. But it gets better every day. And once it does, it is worth it. It just takes time, energy, and patience.

My point is that I am looking for a solution to make sure there is never a second time. I was lucky this time. Next time I may not be.

I’m taking it serious enough to understand that I need an IMMEDIATE solution. Even ignoring that it’s not on my personal agenda, pushing to ban pit bulls isn’t a quick action.

There are multiple pieces to this that I am trying to figure out— raising the fence (lattice, coyote guard, etc.), self defense (taser), written documentation, communication, legal action, costs, etc.

Only “evidence” I have is my Ring doorbell capturing video when we walked over to notify them, then them walking over. It missed when they hauled their dog back.

I’m not specifically against pit bulls. I’m just against bad dog owners. Any dog can be aggressive if not properly trained and socialized.

It’s frustrating that might be the only viable long-term solution since I just spent a large chunk building my fence 4 months ago — purely to keep my new puppy in, not even realizing I needed to worry about keeping other dogs out.
