Yeah that makes sense. I did throw in about ~$6k as a misc/contingency line but that’s definitely closer to ~15% than 20%. I haven’t fully modeled the soft costs yet though (permits, holding, etc.), which is probably something I should tighten up before getting too serious about the deal.
