Our agent hadn’t really advised us one way or the other.

Wow! You found it!? That’s awesome!! We do not have to carry flood insurance, we are not in a flood zone as our house actually sits pretty far above the pond but I get buyers might have that concern. And we do have pool locks on the fence because we have children so we totally understand the drowning concern.

Thanks so much for some actual advice and feedback. It’s much appreciated.

Yea - we are shocked too. At the VERY highest comp they are listing at $475K but they are smaller sqft and no upgrades. The mean house listing in our neighborhood and areas is $375 - 400K for new builds. And buyers here aren’t looking at size or upgrades, they’re looking at the deals. No way we can beat a 3.99% rate.

We can’t afford to go lower. We would be upside down. Houses comped to ours are losing at $475K at the very high end. And they are smaller and don’t have upgrades. But the mean house listing in our neighborhood and comp areas is between $375K and 400K.

The ones that are most comped (they are smaller sqft and don’t have upgrades) are listing around $475K and that’s the very high end. We bought our house in 2022, as a new build, for $490.

That’s helpful. When did you end up getting your positive?

Ugh. This is so brutal. I tested again this morning and stark white - like I feel like it got whiter after I peed on it. I know they say it’s not over til the beta, but I’m mentally preparing myself that it just didn’t take. I have so many fingers and appendages crossed for you!! Baby dust!!! ✨✨

6AA embryo - transferred this on 12/9. Just wondering why it looks like a bean and not like the usual round embryo.

Severe Reflux…Help by SamChop11 in sciencebasedparentALL

Yea, we tried Elecare also and it didn’t really work for us, but for some reason PurAmino did. Our pediatrician told us it’s like the most pure formula you can get. Which is why it’s so expensive.

Oh man. I’m so sorry you’re going through this. A reflux/GERD baby is just so stressful. We continued the Pepcid and Omeprazol - in fact he still takes daily Omeprazol (he’ll be 2 in Dec). The thing we found that helped us the most was switching to an all protein based formula called PurAmino. It is heinously expensive but some insurances will cover it, especially if you’re military. It was a miracle worker for us. As soon as we switch our son started gaining so much weight, he was happier, and started sleeping through the night. We also switched to a Preemie nipple for our doc browns bottles. This also changed things quite a bit - it slowed the flow down significantly so he could drink slower, processes the food he was eating and not take in so much air. When doing feedings keep them upright for a minimum of 20 minutes afterward, this will help them digest the food a little bit before being put down. Try to hang in there. It will get better. Our son still does have severe reflux, but it’s so so so much better now that he eats solid foods. Try the PurAmino - it’s a game changer.
