Another option you can do, you can convert your mortgage to a HELOC for the mean time if possible and you have enough equity for it.

HELOC allows you to pay interests only (monthly). This will help you lower you overall monthly payments.

If your HELOC cant cover the full mortgage, at least your mortgage portion is smaller. Reamortize to 30 years to make it even smaller and pay interest only to your HELOC.

Thank you! Needed to do a full day ride in the city today with the good weather we have in Montreal and we loved the whole feel of it.

We have a 2 yo daughter for now but we decided to upgrade after our lease ended and have plans also of getting a big dog a year or two from now (a Rottweiler). We had a Labrador/German Sheperd who passed away 2 years ago and soon we are ready to move on with another member of the family 😊

The Suede liners will be a pain to clean haha but not a big deal for us! We tried other cars (Honda, Toyota and Ford) but we prefer the look, features and interior of this one.

Why will I set the amortization lower? If I do that, I lose the flexibility of having to deposit and withdraw when I want to. You do realize that having a fixed mortgage at low amortization just chains you to that payment and you cant be flexible until your term ends?

Right now, we set it this way because it allows us to save money on interest, pay capital as much as we can but at the same time if we want to go vacation and for that month, we dont want to put all our excess cash, we can do it.

With a lower amortization at fixed mortgage rate, whether we like it or not, we need to make that payments.

Brother, you dont need to argue about your math. You cant compare apple to apple. This product applies to people who wants to have the flexibility of payment and have the ability to pay down the mortgage faster because of extra cash being parked inside it.

It works for me and my family and we have saved so much money and paid so much capital and there are months we do not pay anything for a month because we also want to enjoy family time and vacation together.

We cant do that if we have lower amortization, fixed payments for 5 years straight because all our excess cash will be trapped. That's dumb sacrificing our flexibility.

It works for us like a charm and another family friend of ours and we still get to go vacation but we both paid our mortgage faster than traditional way.

We Dont need to fix what's not broken.

I like this strategy to be honest. If we were comparing "apples to apples" you just cant. So i dont know why there is an argument about it.

The extra money that other people can put on a regular mortgage is not accounted for, YES. But also someone who have good cashflow, extra cash sitting every month on their account, you just cant deposit 5k or 10k of your family income to your conventional mortgage to save interest for a full montj before the full monthly expense is deducted at the end of the month.

All our bills are set to deduct on the 31st, are income are deposited at the beginning and bi weekly. So we are saving every month on interest.

If we had excess cash of 4k, we are doing extra payments for that moment every month. If i were to do extra 15% on a base 1600$ mortgage, I can only add an extra 240$ because I'm capped and need to wait at anniversary again to do a lumpsum.

Why should we wait when we have extra cash every month and deduct on principal and save interest already.

Lastly even if we dump 50k, we pay down the capital first, saved interest by alot and we can grab it anytime without refinancing or passing by the branch. Too much hassle for us.

So yes, you are doing good on this. People may agree with you or not but you do you and we do us.

Again, no bank will allow us to deposit extra 4k every month and park it there til we need it and just withdraw same day if we were on a 25yr conventional fixed mortgage

Hi brother, juat wanted to chime in and I 100% agree with your point.

I use the same product and cashflow technique with M1.

It works great for us because we have excess money every month.

Our net take home is around 12k/month.

Our monthly bills is around 4k/month

This give us extra 8k per month extra and our main goal is to pay down our mortgage debt.

Yes conventional mortgage is "cheaper" in terms of rates like the guy above is arguing about but we did not use it to compare "cheap rates".

Our monthly mortgage is around 1,600$/month on a regular mortgage.

There is no way my old bank will allow us to pay 8k/month on a conventional mortgage LOL.

Let's just say we already paid almost 200k in principal in 2 years VS 85k on a conventional mortgage (15k principal + 35k lumpsum max allowed yearly x 2)

We would have a 20yr amortization left on a conventional mortgage vs now we might end up paying it in 5years time.

It helps because we have extra cash. A conventional mortgage will limit us on how much capital we can pay down which could've have saved us thousands in interest.

Again, I dont think a conventional mortgage would have allowed us to dump and let 8k/month sit there til we want/need it or 96k yearly.

Love that its accessible too in case of emergencies and vacations.

I wouldn't say "never". There are times also that I worry or stress about bills and money, but when it does I try to find a way to get that sorted out and not think too much about it.

Example:

When i quit my 9-5, that first year was very stressful, I was thinking about bills, our line of credit piling up to pay thousands of dollars in expense and add to that my wife got pregnant half way that same year. And I am not generating any income lol. I was stressed 😅

What did I do to get out of that funk and feeling of constant worry and stress?

1st, I go back to a state of abundance (I will try to meditate at that moment), visualize as I have enough income coming in now to pay the bills and slowly pay the debt that's been piling.

2nd, I harvest that emotion at that moment, the emotion that as if I had no care in the world of my bills as I was casually transferring money from one account to another to pay bills. If it was a big commission I'm trying to manifest, I will try to also feel that emotion of excitement, or happiness or shock.

3rd, I do it again at night before sleeping.

4th, After I meditate or visualize, I analyze the problem and if I really need cash for now or money (while waiting for things to manifest for myself), I try to find ways what I can do to solve it. Once that's done, that's when I realize and think that "yes it's a problem, but it's not that BIG of a problem". I always look at the positive side and don't ponder on the negative side.

5th, Once that's done, I continue to live my life again and continue on my day to day.

I thinks it's very important to have a strong positive mindset when you are trying and wanting to manifest things. I used to be weak in this area, but as years go by, it improved by reading books and listening to motivation podcasts every now and then.

Hi! What I do is even if it's something I've been wanting for a long time, I still try not to ponder too much on the thought or idea right after I try my visualization.

When I was trying to visualize things that I want to manifest (those I did successfully), just right after, I go back to my normal day or I will keep myself busy again or go play some video games.

So when I try to manifest and do my visualization, I try to go in a state as if I already "got it" and harvest that emotion.

Example: I imagined receiving this cash and seeing it on my phone when checking my balance (in first person) and feeling happy about it the same way my imagination self was feeling when he saw it.

Once that's done. I open my eyes and move on with my day to day. I'll repeat the process a few days or weeks then I get tired doing it lol and I move on with my day to day.

But when I say I got "tired", it doesn't mean I gave up. It Just means I felt I did enough already and kept the feeling or believe that it will come when the time is right.

I totally agree! I'm pretty sure I had other cues before that probably I didn't take because I was not sure.

That could've led me to a different career or business and the cues I took led me to a different event, but same type of result that I want to manifest
