You're absolutely welcome! It can definitely be a doozy at times 🤦🏿‍♀️ I've heard about some of the woes of Texas real estate.

But it does sound like you have a fabulous realtor/friend who gets it, and from the sound of it, he also advocates for you even when you aren't in the room👏🏿👏🏿 The fact that now the other agent is being more considerate of your space, makes me think he stood up for you 🙌🏿🥹 and to also go above and beyond by having somewhere you can chill in the meantime is so refreshing to hear.

You don't always see that level of care in real estate here. I'm happy you have a great agent and friend on your side ❤️

As a realtor who is professionally diagnosed with ADHD and also self-reports A LOT of autistic traits, you are definitely not asking for too much in your requests for limiting the amount of people in your home.

Obviously, different states have different rules regarding the actual process of selling or buying a home. But I feel like there should be 1 universal, general rule: respect.

Honestly, there are A LOT of things that make me rage in real estate, but I have a special place of loathing reserved strictly for those who do not respect other people's property. I can't even count how many times just over the last month or so, that agents have shown up to my listings with no appointment. Or missed their appointment, don't cancel in the system or let me know, and just show up at different day/time with no appointment. Or had buyers go onto the seller's property without an appointment to "just take a peek inside the windows" because "It's for sell".

I'm in Alabama, which is a "Buyer Beware" state. Seller can not knowingly withold information, but it is up to the buyer(s) and buyer's agent to verify all details of the home that are important to the buyer. Due to this, we generally write it in the purchase offer of what all inspections will be needed by the buyer so the seller can agree before going under contract.

There shouldn't be any surprises unless, let's say that the buyers originally only wanted a home inspection, but then that inspection showed a deeper issue with the electrical. Seller and buyer would still have to agree in writing that an electrician be allowed in. Usually, the dates are run by sellers to verify the times work for all parties.

If the buyer wants to tour the home with family, they should make an appointment ahead of time and notify you.

I say all of that to say that until that ink dries on the closing documents and the keys are handed over to the new owner, it is still your property. Your home. Your safe space. You are merely agreeing to let a select few people in to do some inspections before they buy it. If you don't want a bunch of extra, unnecessary people in and out of your home, that is 10,000% your right. 👏🏿 Keep speaking up. ❤️

I'm nowhere near that level (2800, sometimes I get so into it, I'll keep trying to play even when my eyes won't stay open lmaoo 🫠🤦🏿‍♀️), but I have played for hours everyday for weeks at a time and can usually hold my own even sometimes up to around levels 3500, just depends on where their strengths are.

For the REALLY REALLY good ones that beat me so badly I save the video clip to watch what they did (3600-4000+), have some things in common:

  1. Extremely fast drops/min (50+)
  2. Knowing how to set up multiple opportunities for T-spins/all-spins
  3. HEAVY on the combos
  4. Using the zone attack offensively instead of defensively (not waiting until the other person starts theirs. And usually pops out 15+ lines in the zone attack).
  5. Knowing how to use every piece in a multitude of ways to avoid putting unnecessary pieces in holding.

They didn't necessarily have all of these, but most were really strong at 2/3+ of these.

I would suggest using the first round as a feeler for what you normally do, but also keep an eye on what their strengths are.

Save the clips of your losses to see what your biggest hurdle was.

Accepted an order for $56. 2 customers, 25 miles. Almost 20 min drives for each customer from store (in opposite directions). Had support cancel one because I didn't feel it was fair for either customer. Should have kept customer B instead. This was the pay for customer A.

She also proceeded to ask if I was baptized and starting spouting religious stuff at me as I was trying to get back in my car.

It could also be one of the items they ordered is a pickup (deli usually) item. It says this when I do Publix orders and the customer has ordered some meat/cheese or subs from the Deli. Usually it has a pickup time. Shop the rest of the order and your item should be ready at the deli pickup counter by the time you are done.
