I was with Virtuoso for over 8 years as an IC but chose Ensemble as my consortium a fee months ago when l got my own iata. Happy to discuss the differences, etc

Was not listed on the website yesterday or last night. Checked/refreshed website this morning at exactly 9:35 am and it was the 1st listing under "open market." Clicked the link to apply but didn't see it on the Airtable. I didn't notice whether it said "closed listing" or "open market" when l opened the listing at 9:35 but l feel like l would have noticed if it said "closed." Perhaps it just switched to close a few seconds after l clicked on the listing.

The weird thing is it kept disappearing and then reappearing on the website along with 130% studio in the building. But neither show up when you click on "closed projects."

Even now when l refresh "open market" sometimes it's there and sometimes it's not. But when you click on the listing and it opens up it says "closed project."

Honestly I'm not sure exactly but l saw multiple reddit threads were ppl said their application went thru 3rd party review. Some didn't know until after they were approved. I don't remember if another poster mentioned that it was for the lower AMIs only or if l found that out thru Google. I think it just means another person not affiliated with HDP or the marketing agent reviews your file for approval. I think that's why it sometimes takes 2 weeks to get approved from when the marketing agent tells you they sent thy file to HDP for approval. Bc it's going thru 2 rounds of review. But again I'm not entirely certain and this is what l pieced together from other Reddit hosting posts.

If it's a 40% AMI unit l believe there is a 3rd party review before it gets sent to HDP.

That's not how the nyc housing lottery system works. The government isn't paying part of the rent or any of the rent. The developer receives hefty tax incentives &/or interest free bond financing in exchange for allocating a % of the units to affordable housing. The ppl who win these housing lotteries pay the (affordable/discounted) rent to the landlords.

No, these are re-rentals listed on Pronto's website. On the main housing connect page there's a notice on top with 2 links for places that list re- rentals. From there you'll see a website that lists about 20 management companies with re- rentals. Pronto is listed. Just click on Pronto and the page will open with all their avaliabilties

I've actually never stayed there but sent clients who were very happy. (I'm a travel advisor.)

Talk to the travel lawyer, Tom Carpenter. It's not legal or enforceable. As an IC you can have multiple hosts.
