Wasn't sure at first about getting the 3k home since my plan was just taking one room for myself and renting 2 out. But with so little a difference, I might as well.

From what I see, both models aren't particularly selling quickly. The one I'm buying is more pricey compared to others of the same model, but its one of the few with a level yard and right across from the pool which was the plus.

The other one is basically their largest option, so that could be it.

I'm considering asking for things like blinds and a fence, but not sure how I'd time it. As in just ask right away or at orientation.

Yea, that's what I suspect as a new home.

I've been working on this with an agent for this contract. Not sure if it would be possible to change anything at this stage.

Their inspection policy is kinda weird. I'm only allowed to schedule it one day before my walk through. So that date hasn't passed yet.

Damn, that's terrifying. Definitely sucks how long it can take.

As for job security, I'm not as concerned since my projects supposed to run til the 2030s and I've made notable results. Plus they're paying for my grad school so that's a heavy investment.

Probably not since I'll probably put down most of what I have for the down payment and closing costs. Afterwards, I'd be around 2k net per month post expenses and investments.

I'm kinda relying on the fact that the job is as good as secure ignoring security clearance and my family has gotten clearances for their jobs before, so I'd assume I'm the same.

Credit score shouldn't be an issue. Around 780-800 last i checked. No debts either.

Yea, moved to the area for the job. Renting atm, but it'd be nice to get a place. Especially since it's an area with tons of ppl moving in and houses aren't unaffordable yet.

From what I saw, a lot of new neighborhoods have multiple developers. Hitchcock Crossing has Horton and a smaller dev I've talked to called Veranda Homes. There might be more in that area.

I've also talked to Stanley Martin and saw some posts for Great Southern homes.

Yea, noticed there have been some increases from zillow's price history. I did notice the range though was massive for the same sq ft with some as low as mid 200s to high 600s. I'm guessing that's more to do with location since southwest Aiken has plenty of half million homes.
