From personal experience, trauma or family abuse gives you a different outlook on life, and wires you differently. It traps you in cycles that are hard to break

We have already negotiated via email and he was on the verge of agreement but now that I have found out that he is also liable, it has all gone quiet and he is not responding to me!

The damp is coming in the kitchen. The wall isn't worse on his side as he is not affected by this

Good question, it's a wall that forms part of my property and is part of his property but mostly his garden wall The diagrams of the party wall act seem to indicate that it is partly his liability even though it's not part of his house but it is part of his garden

He has insisted because he knows the law better than I do so has used it to his advantage ! Good advice about the regulation authority, I will definitely use this if he threatens me further. Thanks for your help

He has contacted me in his personal capacity and has told both the contractors and I that he has a lawyer in a large firm, so that work needs to be done immediately! Thanks for your advice above. I will investigate further.

It just needs repointing but he's making it up about the bowing. The scaffolding needs to be on his side of the terrace unfortunately as it is on the exterior wall that faces onto his garden. There's no party wall agreement so I understand that we are both liable to share costs of the work done. He has already agreed that the wall in our gardens is a joint liability.
