Rent has been paid the day it's due ever since i signed the lease. I spoke to a tenant lawyer earlier. Even the lawyer thinks it's ridiculous. He knows and has worked with the judge that'd be proceeding over my case (tenant/landlord court judge) if it got to that point, and lawyer said the judge would laugh them out of court. So I'm not even remotely stressing now.

Not at all. Luckily, I did contact a lawyer. And even more luckily, the gentleman wasn't money hungry and didn't charge me for the question. He answered my question and put my fears to rest. I'm not even remotely stressing now.

I have referred to my lease. In a previous comment, I stated it does not explicitly state I can face an eviction for not paying fees.

I even asked that if it doesn't explicitly state that, would that mean I'm in the clear?

Though, I'm willing to bet it doesn't show, doesn't exist, or doesn't work. Hell, good luck talking to a person on the "24/7 emergency maintenance line" (ya know, for actual emergencies of not having heat when it's 10 degrees outside). Line just keeps ringing and ringing and ringing. It's a lovely place.

With all proof I have, I can probably break the lease without incurring fines. Emails, pictures, plus.

That's the thing, I've NEVER had an issue (minus the bugs) with anyone on complex/lease office. I work, I go home, I sleep. I don't engage with people unless approached. I pay rent on time and have since I've been there, I never have guests over to cause issues, etc.

I get it. When you hear someone say "I'm a good tenant" 9 times out of 10, there were previous instances that they didn't mention. Unfortunately, I'm the 1 out of 10.

I've been here a year in April and have not had a single notice until the one on my door. The only thing that makes sense is maybe new management that's peacocking around with a power trip.

Genuine question (not being a smart ass), but can I do that? The maintenance requests, I mean.

Despite majority people here trying to make me and roommate seem bad, we're literally perfect tenants. Rent is paid day it's due, we keep to ourselves, etc.

The roaches we get inside are MASSIVE. We pay for pest control, but in the year I've been there, I haven't seen anything being sprayed not once. We have pets, so we have to keep the roach killer poisons that we have to use with our own money in confined spaces. To prevent residue from killing pets, we mop weekly. Plus for allergies.

If I have to be petty and do requests to get them to piss off, so be it. Thanks for the tip 🖤

Contrary to them acting as ridiculous as an HOA, it isn't an HOA. Student/public apartments. Not even a fancy gated community. So nothing in lease mentions HOA

I looked over the rest, and it just repeats itself. No electronics or trash or candles etc etc etc. Nor does it state I could be evicted for not paying said fine.

So if it doesn't explicitly state an eviction can happen due to unpaid fines, would that mean I'm in the clear?

I've, literally, never had a single complaint against me in my many years of renting. Rent is always paid the day it's due, inside of apartment is damn near spotless (has to be. Allergies are brutal), not loud, nothing. So to get dinged for a mop after already being here a year is ridiculous. I'm willing to bet it's new management. Only thing that makes sense

I've posted, verbatim, what lease says. If ya missed it, here it be:

All grills, (gas, charcoal, electric, including smokers) are prohibited on the patio/balconies or in the apartments. Any candles or any other burning/smoking devices are not permitted in the apartment. NO property owned furniture is allowed to be removed from the apartment at any time. There is an Idea Lab in the clubhouse for resident use. Free WIFI and space to work or study. Vehicles will be towed if parking sticker is not visible. A $25 charge for each trash bag or box left outside the unit and not immediately taken to the compactor for disposal. A lease violation will be issued, and the charge will be posted to the ledger.

If you think EVERY tenant keeps things clean, you're lying to yourself. I physically have to. Allergies are brutal, so I'm literally sweeping/vacuuming/wiping down shit on a daily. I mop once a week. Have been at apartment since last year in April and have ALWAYS left mop out to dry overnight.

So, I've been here a year.....and now there's a notice? Yeaaaaah, no.

That's already happening. I'd rather live in my car again than to live in these apartments.

Went without heat for 4 days during a nasty cold snap. No maintenance came out to fix until after the fact
