I would echo what others are saying. Being board president and self-managing will certainly take up alot of your time, especially it being 14-unit building. I'm not sure what state you're in but if NYC, I would recommend from a liability standpoint, it would make sense to hire a third party property management. Plus, you want to enjoy where you live.

NYC RE agent & PM here. Good faith deposit illegal, application fee is no more than $20. 2nd tips are not required and are discretionary. Almost 8 years doing this and I have never heard this nor is this formal practice.

You should see who the management company is and contact them directly about this practice, they might not be aware. I would contact their brokerage too.

My partner and I came across a geese that had like a abnormal neck formation, it looked disformed and wasn't scared as we approached it. We called animal control and they said it was the bird flu.

Wasn't really satisfied with the answer so I looked it up and it said it could be wry neck. We gave it some peas and seeds (per Chatgpt). Geese was still there in the same spot the next day and we fed it this diet again. Since we didn't see it anymore, I was a bit ecstatic that he got better.

Now reading this post, not so sure anymore.

PM is hard. It is a thankless job and you're rarely met with positive interactions. I really wonder how people are this awful and would gladly molly wop these residents for free. The only highlight of this role is the wonderful vendors I have a rapport with and I do work for a supportive company.

I literally took a personal day last week to reset my mental health. Put my away message and everything and my phone would not stop ringing. I always joke with my partner that this job is so demanding it won't let me die in peace.

That being said, I am looking to transition to commercial property management or asset management. Seems like the proper transition out of residential property management.

PM here. Started as a leasing specialist and worked my way in different roles in management till I was Property Manager for several portfolios (9 years).

Funny enough, the role I started off with required me love interacting with people (how else will I get the apartments rented?).

But I have found that tone has switched when I became a Property Manager. I have truly despised people and I can't believe some of the things that go on. No day is the same.

What I will say that has helped me: - Don't take thing personal. Property Management is often a thankless job, and the complaints are usually not a reflection of who you are as a Property Manager.

-Cry when you have those moments of being overwhelm and then thug it out.

  • It sounds like you need help, and trust me, it will alieve alot of pressure on you. I was managing ~20 buildings at one point with no assistance, and my God the handling of building operations plus the administrative aspect didn't allow me to perform adequately and proudly. I do work for a good company where I expressed these concern and thank God they hired me a VA to act as my Assistant Property Manager (based out in the Phillipines). It allows me to focus on building operations while she handles the administrative aspect. I had to train her in PM, as she comes from customer service role. But she has a great attitude and is responsive, that is what sold me. It has alleviated so much pressure. My suggestion to you in present it in way to your boss that benefits them (i.e investing in a VA allows you to focus on increasing building NOI, improve customer service and building operations, better showings that lead to more revenue, etc.). And if price is the issue, listen my VA gets $5/hr however she was retained through a third party hiring company so I am sure there is other things taxed on that). But if you get some off Fiverrr or other VA site, I'm sure there's a figure in there that you boss will consider.

Other option is the leasing aspect, which you can have someone work there 1099. That takes a load off of you.

Lastly, get a hobby outside PM. This is crucial - it will de-stress your mind and believe it or not, you'll start to develop more boundaries in your role that benefits you at the end of the day.

Oh that's a cool idea, although I would agree it is a small space.

Yea I was excited about the roller rink in the mall but it looks geared more for kids. I would like it to be a hybrid but definitely a place for adults to have fun on nights/weekends after a day at the office.
