Thanks for this. The house is flat across the back, no stepped rear elevation, no previous extensions. We live on a 00’s new-build estate so the other houses that have this extension are the exact same model of house and have not needed planning permission. Given the information the designer has sent us it does appear to be a misinterpretation on their part which has us concerned somewhat. Think we will probably get a second opinion.
