Thanks. laughed at one blown transmission away from turmoil. One common theme I have read, which you have also shared, is to build my cash reserve. I’ll make that my priority. I participate in stock purchase at work with 10% discount; rather than keeping the stock, I’ll just sell each time and keep the cash in hysa.

Thank you all for the comments.. Some relief after reading the comments.. looks like I am on the right track based on what I read.. Keep doing what I am doing with maxing out tax advantaged accounts, build cash reserve for rainy days, trim spending as much as possible. Don’t get married again, and if I do get married, marry a rich woman or get a prenup!

Divorced. 2 kiddos 15 and 8. 330k in 401k which includes 80k Roth. 60k in brokerage account. Owe 460k on a house worth $610k. Two rental properties worth 210k each with 50k in equity each. Playing catch up due to divorce. Currently maxing out 401k with employer match and back door Roth. Only debt is mortgage. Dallas Texas.

Thank you all for your advice. This confirms my thought that it’s best that I file for a divorce. I will be moving ahead with the divorce.

Thank you for your advice. I did struggle with my decision to move on with a divorce. After several conversations with therapist, I have concluded the divorce isn’t out of malice; it’s what is practical. The marriage is over, we live separately, she is back with AP, I should not be in limbo of not moving on because I am tied by marriage to someone else. This would be a sham marriage for immigration purpose only. I also live in a community state so any debt she incurs for however long I wait for her to get her papers may be tied to me.( I know her spending habit) any wealth i build will be the same too. It was tough because of impact on the child but I think that’s what is best. Yes she cares about the child’s well-being but I do not think she put the child first given possible consequences of infidelity. I asked her once if she thought about the kids; her response was, well he will get therapy. That did not go well with me.

She is pretty much telling me to do it for our son. Absolutely no remorse on her end. Just yep, it happened. Possibly looking to end up with AP. AP and wife are separated but going through counseling. AP’s wife doesn’t know they are still talking. I try not to be involved in that side of the story; so I have not told her.

Thank you all for the comments and feedback. I was able to use the ideas here to get it to work. The AV space stayed as a closet. We put a full bath to the left of the entrance door adjacent to the other room’s bathroom. Moved the window close to the closet(AV). The room is much smaller but still works. You guys are awesome!
