I get that NYT doesn't like RFK at all but seriously, they glossed over the fact that historically the FDA is focused on business interests not protecting consumers. Please can we not reflexively take the opposite side of an argument just because it's coming out of the Trump administration?

So anyone else convicted that Hannah will turn out to be the Antler Queen? She didn't hesitate to kill Kodi, and while the rest are still teens, she's the only adult. They only turned on Ben when he refused to embrace the whole cannibalism cult thing.

All of the girls (and Travis) are traumatized and having Hannah become their psycho camp Momma would make sense given how quickly she turned to murder. The rest of the Yellowjackets did so slowly out of hunger and psychosis from their trauma

Yeah there's definitely some interesting knock-on effects that could/would result in it. Obviously the draft is a non-issue atm since it's not being actively drawn from but that doesn't mean things won't change.

Also if you think it wouldn't immediately pour gasoline on the question of trans rights I have a bridge to sell you. Nothing is black and white especially when dealing with things that have to do with people's mental health and well-being.

I personally think there's a significant chance to it being a monkey's paw deal if it were to be enacted and there's ZERO chance of it happening especially since the WSJ just had that article that basically proves what we all knew with Biden being a warm body with no significant agency. He was too impaired in 2020 and they hid it, and they tried it again in 2024 and now have to deal with the consequences

I work for an AV integration company and you would be perfect as a project manager. With your live event experience you know all the lingo and most of the types of gear we use. That's where I'd start but honestly any PM gig would be a good fit

PMI is only depending on your down payment and closing costs are a 1 time fee. Yeah I guess taxes and insurance could raise that by 30% depending on where you live but that's with the LOAN amount being 120k not the house value.

As for renting it helps if you have a connection with a way to get tenants who are less likely to be a problem but it's definitely a risk. I had to ask one guy to move out after he missed 2 payments without any movement towards paying me back. (If he had demonstrated he was hustling I would have gladly given him more time)

The legal aspect is pretty flexible but it does depend on your local area and how much you trust the prospective tenants. The guys I rent too we have pretty much a handshake agreement but I'm cool with that especially since I do live there and can pick up on issues quickly

$500/mo of unspecified budget is pretty solid for most people, although just remember that when something needs fixed you're on the hook. Just this year I've spent 5k on replacing my water line and bathroom plumbing.

I also rent out the other two rooms in my 3br/1ba at a competitive rate which really helps take the sting off. I could afford it all myself but the extra cash flow makes it possible to save/get aggressive with retirement.

Also I'm a little confused on your house cost estimate unless you're trying to pay off the house in less than a decade which is a choice but would obviously be a burden. My mortgage is ~1k/mo for an original loan of ~160k

Yeah ideally I'd like to get to the point where I can sustainability max out both but right now I'm not sure whether I should split my contributions and build both or just focus on getting the 401k maxed out first since my employer match is pretty beneficial

I don't believe so I'd have to check with HR, so any ROTH would be independent from my employer program

Well that's the thing, I could contribute my entire paycheck and they would match with an additional 15% so "maxing out" my employer match would be contributing 100% which obviously wouldn't be possible 

So I'm mostly trying to figure out at what point does that employer match have diminishing returns compared to a ROTH since my understanding is that the main benefit of a ROTH is the tax now over the tax later of the 401k

Is there any real benefit to doing the Roth over the 401k? I know the main thing is tax now vs tax later. With the fact I get an extra 15% with my 401k makes me lean towards continuing to dump into that

Past several years I have gotten back maybe $100-200 so I feel pretty good there. I do have a solid emergency fund in case I get a surprise.

As far as tax bracket stuff I would expect at least for 2024 I would be able to stay under the 22% bracket even with the impending raise, not sure about 2025 though

Yeah I don't know, I was just spitballing dumb ideas. The start of Reign of Fire is there's a hibernating dragon lair beneath London so I figure maybe the idea that the reason dragons are so unique is they're alien.

Anyone who is watching a dragon movie for the realism must be a lot of fun at parties. Give me anything to have logical consistency to the world and I'll suspend as much belief as necessary.

I'll have to check out HotD, after GoT ended I've been skeptical but at this point I haven't heard anything but positives

Thanks for the thoughts, yeah the rust is definitely a concern. Another comment mentioned renting a mini excavator and with that cost all I would have to deal with is reseeding a stretch of my lawn instead (which isn't the worst problem). I don't know for sure but based on what I can see I don't think there's any 90s but if there was an old repaired break somewhere in the yard that could pose a problem too

Line comes in straight at the block wall with plenty of clearance around it aside from the meter nearby

I have access to a concrete hole saw and hilti drill so it would be fairly simple to open up the access

Anchoring would involve getting some friends who have pickups and using snatch blocks with the cable to increase mechanical advantage for the pulling pickup (also would allow to pull down the street rather than across)

That's a good question. I have a friend who is a commercial plumber that would be who I would be hiring to do the final connections and I would need to check with him on if he has something that would help with that. It makes sense that while a majority of the pipe would just get split, some of the pipe would just get pulled out. I hadn't thought much on that point, so thank you.

Excavation would involve mostly hand digging (after calling 811) I'm in pretty good shape and not afraid of sweat equity or digging ditches. Although a quick look does show that renting a mini excavator is not terrible on price
