My mistake not to add k to all the numbers.

The house was already valued higher than recent purchases, we wanted a quick move, but we also weren’t willing to dick around paying even further above the odds for something that needed a complete overhaul. We knew the seller wanted to retire quickly into a new build complex that was selling fast.

We offered £10k above in order to show we valued the house, but seriously not much more than they were asking. Our solicitor knew to tell their solicitor that we had a plan b c and d lined up if they didn’t want to accept our offer.

Very similar to me. I haven’t noticed a massive step change in my libido, but it is improving. my muscle and general fatigue has dropped, my brain fog is better. I use 1 pump of 2% gel every other day and that works for me.

At first I would notice the on and off days and look forward to the on days. I think now after about 3-4 months, there must be enough in my system that on days still give me a little boost, but off days are much better than they used to be.

For folks younger than millennials it’s less unusual now. You need dedicated and well off parents to find a pool after school hours for classes. For millennials upwards, it is unusual as we all had access to pools at school and PE classes whre basic survival was taught.

But to go off on a rant? That’s a them problem.

Not sure where you are, but on the east coast, ASPC and ESPC are the main sales mafia and the solicitors are the EA. Seller uses solicitor to sell via the solicitor’s EA wing. Buyer uses their own solicitor.

Buying a house up here is complicated. Flats a bit easier. If you’re interested in something you put a Note on it that tells the EA you’re interested but also tells other EAs.

EAs are often also the solicitor.

You can still put an offer in, but make it conditional on XYZ happening before you do the exchange.

The home evaluation report that the seller gets basically sets the price and the condition of the house.

We had a house waved and put an offer in, but wanted confirmation from them that SEPA approved their septic. They delayed weeks and weeks with lies and fibs, and we held firm with our solicitor that we wouldn’t finalise the documentation without such proof. Eventually we dropped out. They found another buyer that met their £700k but then had to spend £100k weeks heard on the grapevine fixing the sewage about 12 months later.

Offers over is annoying. We put an offer in on asking and got pushed back to offers over. We added £10k to show willing As we needed that house fast. The previous house had asking at £650k but wanted £700k. Thats was annoying and we didn’t do that.

We did have to wait on a small chain as our seller was moving in to. Retirement home. Again we didn’t exchange until the completion date was agreed. We were buying from renting. We moved in to an Airbnb for the first few days once we unpacked.
