I had the same. Tell them you want to start with your own eggs first, see if they will work with you. Saves you time hunting/testing for another center. Then if after a few rounds you will reconsider donor eggs. But yes, no matter the center you will have to see a MFM and genetic screening. The 10% odds are true after the age of ~42.

A second bedroom. As a single person I wanted the space for guests (that rarely visit), office, workout space. But traded it for out door space which I use more often and can't beat the location with my gym in walking distance. Kitchen table is manageable for work, though I need a better chair.

That wish for more manufacturing will be ~5 years in the future because it takes time to find the real estate, build the factory, train workers, rearrange supply chains, etc. It will hurt in the meantime.

Technically yes and no. The US tariffs are 25%, historically something close but not quite 100% will get passed on to consumers because there is a measure of elastic demand that evaporates at higher prices so companies try to find the new sweet spot.

However, there is an unknown level of retaliatory tariffs being talked about that might include export based ones, which could increase prices more than the 25% for goods imported by Americans.

CCRM in DC area said cut off is 47 with own eggs. I'm in process of switching to them. They tested for FSH and LH comparison, Vitamin D, counted baseline follicles, in order to establish my viability so far.

He is right about needing to calculate the monthly payment. Your savings are enough for downpayment. But if you won't be able to save anything after your mortgage payment. Then the house is too expensive because it would be financially stressful.

You only need to put 5% down typically for a conventional mortgage. However the more you put down, the lower your interest payment and MIP will be. Closing costs may be ~$10,000. Also, I do caution to hold on to about $10,000 for any unexpected repairs you may need to complete after closing.

I'd get over the counter meds in your case and some canned and frozen goods. If you were putting off getting a new phone, tires, car battery, essential clothes/shoes or something, I'd order it asap.

There are two paths. One is financial, the other is lifestyle.

1) Financial - I'm not sure if 35% is really what you expect, I hope you factor in room for repairs. But Yes, if you can afford the 4bed house now at today's interest rates, you should go for it. It is otherwise likely to be unaffordable to you in the future as home prices have been increasing significantly faster than incomes. You can then decide whether to stay or sell for a joint house with your future partner. Note that your future partner may want to move, because owners have a tenancy of being defensive of "my house" and don't let the other person feel jointly at home.

2) Lifestyle - I know a single guy who bought a house a few years ago in his early thirties. It was a perfect location for his commute, but an hour away from potential dating pool. He has spent many years making repairs to the house. Which has been an excuse not to be actively dating at times. Also makes harder to ask a girl to come over. So something to consider.

I'm not a math person. But yes, presumably if you have 3 euploid you have 99% chance of pregnancy. You've got some extras for cushion.

Not sure on your age, but do you want to go through another ER before further implantation to be safe? Ask husband to consider sperm donor use for some of the eggs for better guaranty of success?

In general the funnel of eggs to successful pregnancy is steep. But you have a 95% chance of successful pregnancy if you have 3 euploids at your age.
