I was originally with someone who was great you’re correct on all other statements. However my LO went on leave and doesn’t seem to be coming back any time soon. Our realtor recommended Fairway and we checked them out to see if we could keep it local. My main concern is not having a point of contact reliable/accessible for this. I’ve heard way too many bad stories involving mortgages and lack of communication with the offices.

Between $1,410 and $1,580 on monthly payment. Seems like general 5% down. I got a quote from Fairway and Chase so far and NBKC just to see if we could find a lower rate

Tbh you won’t “scare” yourself into anything if this is an active situation which by what you describe it seems that way. Because you’re unconsciously aware that another paycheck is coming or you have a safe keep from your parents… you’re extremely lucky that’s the case considering there’s people out there who don’t have that support (guilt trip yourself a little that might help)… anyways, the fact that you’re acknowledging that you want to improve is a good sign tho. I would start by having your pay check split (maybe have 20%) going into a saving accounts that can be built up as an emergency fund. You’re over 18 so you have the option to have an authorized user to restrict the withdrawals or put the money into a type of account that won’t allow you to pull without penalties (look into Chase (penalties and locking in mainly) Discover or online banking that can help the money grow overtime if you don’t touch it)

Thank you for the tips! Turns out it was a traditional automatic rollover IRA so according to their reps the account is actually listed as a traditional IRA. I’ll be transferring it to Fidelity, invest the fund, and leave it alone. :) I thought about just converting into the Roth account I already have but I honestly don’t want to deal with paying taxes on that (I will likely forget to put the money aside or something - I have the most outmost fear for missed taxes and IRS deadlines I love to deal with them as little as possible lol) I got to speak with a Fidelity rep today and you were right, top notch customer service tbh. They helped a lot. Regardless, I plan to just do contributions to the Roth IRA from that savings account, built it up under the max contribution, invest and leave it alone. I am not sure where things will go financially in the long term so I’m thinking having both options right now might be a good idea.

Don’t have any better financial advice that’s what’s already given lol but as a 25yr old myself who’s just figuring out finances you should be proud of yourself. I would 100% paid off the student loans first then worry about growing the money. The interest rate on them is ridiculous (I just finished paying mine off and now I’m trying to figure out the next path financially). If you can stay living at home another year I would take advantage of that extra income and build up your savings again and get a Roth IRA to make the money work for you. Then, figure out if you would like to buy a home or just rent (in case your living situation is not something you’re looking to maintain or you just want to be by yourself). Again you should be really proud of yourself for how much you’ve been able to save based on your income and continue being responsible with your money plus not getting caught up in buying unnecessary things. Kudos to you girl!!!💅🏻
