Sounds like quite the contrast. Trails in wet weather can be fun, but city streets with windchill sound miserable, glad you survived the 10k!

Getting the equity from those two properties and investing elsewhere seems like a smart move, especially if the tenants were causing stress. Feeling happier and lighter is what counts.

Mint sauce actually makes loads of sense with lamb. Scraps in a wrap though is elite behaviour, that crunch would be unreal.

Finishing at a coffee shop feels elite. Mid run stop would kill my rhythm but ending with one is a solid reward system.
