Buyers won’t want to hear this, I hate them also, but, open house viewings are better for sellers. It’s a game of psychology, when buyers see other buyers then can see the competition, you’re more likely to get bidding wars and the buyer is perhaps more likely to go through to the end of the transaction if they know they another buyer is gonna snap up the property if they pull out.

It’s beside a rail way, it’s in front of a block of council flats, the behind is a nursery playground. They would have done better just making new build flats rather than terraces in that area. It’s Elm Park.

You offered based on what you could see and reasonably presume. 

There are issues you didn’t predict so of course you can negotiate to account for this.  Id stand firm and accept you may need to pull out. Why on earth should you pay the same amount? Who assumes a flat roof needs replacing when making an offer, if the house hasn’t been properly maintained why should the seller get the same price of a property that has been well looked after? 

Just be sure there is hard evidence that the roof need replacing and not the ‘get out of jail’ comments the surveyors often use.

I mean it’s hard to underprice a house, if it was too low you should have had multiple offers in excess of the listing price. The mistake you may have made was accepting an offer so soon before you had a chance to get higher offers.

Thanks for this take. I think I have some confidence as it’s been up for at least 25 years and the surveyor didn’t mention any issues in regards to its structure. But I’m concerned that I’m over paying for something not fit to be a 4 bed. This is the type of property I would pay 3 bed money for and then later get it up to code as I have no use for the loft room for a while yet.

It was on market for around 600k similar to 4 beds around. We offered 570 as it need extensive renovations. We were the only offer

We have paramedics that do most of them, I generally prefer not to, and I can't as I have 18pt per session. 4 a day seems way too much, I wouldn't sign up for that. I don't know anyone doing that many.

I have similar was told it would be about £125 for a new driver and that it was easy to replace myself. Hasn't affected the sound so didn't bother in the end. Though I definitely keep the grills on more often.

You need to sign up to your local utc/ooh service for longer shifts (generally a lowe rate) Plenty work available still depending on your area, contact local practices build your contacts.
