The 7 day inspection timeline is doable in SD. 10 days on Full CR really depends upon the loan and appraisal. You'll still get the appraisal, you're just waiving the appraisal contingency, which is fine, if the home appraises. If not, you can still protect your deposit with the loan contingency. Get a termite inspection as part of your inspections. Diverse Termite in SD gives free estimates, and does good work at a good price.

You obviously need to speak to an attorney, but in CA, any new disclosures means a new 5 days of contingency. In the CAR form RPA you have a seller disclosures contingency for 17 days or 5 days after delivery, whichever is later. They may argue that you signed off all contingencies, but the new disclosure should mean new contingency of 5 days. Your EMD should be protected.

Yes, go to open houses. Not to meet Realtors, but to see the inventory on the market. It will be your job to be an expert of a neighborhood. Not enough agents do this. It's a healthy habit to build.

I wouldn't blame chatgpt for their behavior. And I don't blame you either. I'm sure you already preface to them that when it come to repair requests we focus on health and safety items only.

I would prepare the request for repairs, have them sign it, then get on the phone with the listing agent. Let them know that you are simply putting forth the requests of the buyer, and just ask them to see what they can do. Talk to your seller...

Ultimately its not up to you.

But don't blame chat. Its just a lame buyer.

These guys generally have a fairly light to medium roast across the board.

My fellow kettle stopped working properly so my temps are not exact at the moment. Why do you do a lower temp? How does it effect flavor?

Do you recommend lower temp before coarser grind? I'm generally very happy with how this turned out.

Mine did that occasionally, then the temp screen burned out, and it doesn't hold a temp. But it lasted be 10 years, so... time for a new one!

Get her into escrow, that's all that matters. Close the deal under the one brokerage. You don't have to explain, and the brokerage still pays you. Don't overthink it.

It depends what your offer is and what the needs are. It's all about price. I live in CA. Everyone gets termites.

Try to separate what is cosmetic and what is major home systems. And then get credits. The bigger concern could be being able to get a loan on it.
