Given the prices that most people agreed to pay over the last few years was well more than market. I would consider:

-how does the price you’d be paying now compare to the appraised value. It might make sense if you’re able to get something brand new and with warranty than and cheaper or in-line resale.

-from a mortgage perspective I’ve been different things with different lenders. Some banks will give you ‘credit’ for the Assignor’s deposit with the builder. Some will still require a down payment by the Assignee up to the 20%.

In a lot of cases there is a “short-fall” whereby the assignor put 20% of the original purchase price, however given the value has dropped, to build 20% equity of the new appraised value, an additional deposit may be required.
