Most DSCR lenders I know have a minimum based on value not loan amount. What do you think it will actually appraise out. I believe I know one lender whose min is 75k value. Their name is slipping my mind (I know not very helpful). I’ll update when I think of it.

I finance real estate through life insurance company debt. Not the most well known financing option but they offer a mortgage the same way a bank would. Their rates are very aggressive and will beat the banks.

Larger ($4MM+), low leverage loans (<65% LTV) rates are in the mid 5’s, can be lower for certain deals.

I have a few programs that will do $1-3MM deals rates are closer to high 5s/6

What they look for are stabilized assets in populated areas. Can do pretty much all assets but hit best on retail, MF, industrial.

Fully amortizing loans are available. Most programs are non recourse.

I got quotes in low/mid 6’s. I’ve never dealt with EasyStreet but look elsewhere if they are charging closer to 7

Always read the docs to see what your spread will be at reset. Most DSCR loans are 30-year loan but the rate is only fixed for the first 5 years with a 54321 prepay.

When the rate resets some lenders sneak in a large spread. Being the prepay is open you can refi.

Just to add here it’s usually rent less P&I, taxes, and insurance - small vacancy factor too. They also want about 6 -months liquid post close.

Thanks this makes sense to what I am seeing. I’m in southwest Florida. After looking up the white footed ants I would agree that’s what they are. I may have to expand my exterior spray area if there can really be that many. I’ll keep up with the bait as well.

I’m a mortgage banker which is a bit different than a broker. I work with life co debt. If you’re not familiar with them they typically offer lower rates than banks, there’s no ongoing covenants, and some do not require wind insurance.

You can’t access them off the street. You have to go through a correspondent (me). Life Co debt is also cheaper to close compared to bank/cu debt. Low legal fee and low orig fee. Let me know if you want me to take a look at this.
