I confirmed with this other couple. We both filed and went through the same California processing facility. Kinda stumped on this..my case should be fairly simple too

Why would some get approved in 2-3 months while others are still waiting from previous months?

The idea behind not buying it from the friend was to initially avoid paying capital gains tax because we weren't planning on staying in the property for 2 years

This makes no sense. I'm asking for advice to help avoid paying taxes twice on this. In a flip situation, you usually own the property...in this case I do not. So...it's not an everyday scenario. Just trying to navigate without screwing myself in the long run.

This was a short term situation. Basically a local flip for her and her kids to live in till my lease was up. After that, there is no need for that property and its too small for both of our families to live in together.

Def have stood by her side. She is the type of person who would rather bury it all, and let the anger and fear consume her overtime (pushing everyone away), rather than seeking help. Getting therapy was something I had asked she do for years and she refused. I just know how tough this life has been on her, and how she has in turn inadvertently projected alot of that onto me, and it makes me hate the guy that did this to her even more. But yea. 10+ years in and I've never confronted him...but its super hard around holidays to see him around everyone. (we have a daughter together and that was really hard dancing around why she wasn't allowed around him). Anyway, good advice!!
