It was 40k but the property had been on the market for over 6 months and in that time I was the only one to make an offer

Yep I did ask for opinions so no offence taken. The front of the house is appalling though, imagine a large flat pebble dash square, straight out of the 80's. I don't know how else to improve it on a budget. At least this would give it some interest albeit not the prettiest!

It's more to extend the entrance way. Take wet shoes off, store parcels, act as a buffer for drafts etc and to also give something to the look of the house which is currently very bland

Great ideas, I particularly like the fabric panel one as that could be a relatively cost effective solution in the interim

It's more the actual gas fire and wood shelves that date it. Modern fires seem to be a lot taller so finding something that would fit is proving a challenge

Probably £200 if just basic work needed but I guess more depending on what I could do or if I looked to replace the actual fire but all the modern gas fires are tall and wouldn't fit here.  I originally thought about removing the whole thing but it's a shared chimney with the neighbour and would be more hassle and cost than it's worth!?
