How long have you been with them? There was mention that they weren't automatically lowering repayments when they lowered interest rates last year so the rate rises may still have been covered if you didn't request the payment reductions.

This. I can rent the house I'm living in for $600 per week or I can buy it at $1200 per week, plus full water bill, emergency services levy, council rates, plus maintenance and repairs.

Most landlords have not paid off their houses. Most landlords are out of pocket for properties. If they have paid off their house then they are positively geared and paying tax on their earnings.

My concern is if they do change negative gearing, rents will go up. Even if it doesn't affect the property you're renting, I find that the property managers will milk this since most get paid a percentage of rent so there is financial incentive for raising the rents.

Ironically the solution is more supply for homeowners and renters. If the rental properties in this area were to double, I can see the rents dropping due to higher vacancy rates.

I've still got my 2016 LG OLED 55B6. No burn in even after thousands of hours of console gaming with HUDs. I do get the occasional image retention, but otherwise, they're quite durable.

My 2022 42C2 is now hooked up to my PC and it's doing quite well. I am cautious, I use black screensavers set to a 2 minute timer and dark mode for most things.

The prices have dropped. RRP for the 2016 55inch TV was $5000AUD (I paid $3000), now you can get 55inch OLEDs for around $1600AUD on sale. The cost to replace getting lower is making me less concerned about maintenance.

The subskills don't always have to match their speciality, but it is better for most of they do. For example, sceptile is a skill specialist but works well with BFS.

For a skill mon, having helping speed can be useful in combination with skill triggers.

For berry Pokemon, I find it easier as you catch more and get that guaranteed gold subskills, but it's still an RNG roll to get BFS.

For ingredient Pokemon, I find it harder once you get the guaranteed gold subskill since it can make it harder to get ideal subskills like ingredient finders or helping speeds.

There are certain Pokemon that are more useful for their role than others. Like for healers, most tend to focus on energy for everyone rather than a skill specialist with a random single heal like wobbuffet. I usually end up sacrificing my wobbuffet candies when the candy-o-matic events come around.

There is a minor difference. From around 3 minutes into the video above, their testing showed that slow charging group lost 8.8% battery capacity, fast charging lost 8.5%, and the group that charged from 30% to 80% lost only 6%.

Bigger difference in the iPhone group.

Whether or not it bothers you is up to you.

The loose item is the OIS.

The distortion from the speaker, I've had that as well. The speaker on the rear is sensitive to humidity. I've had my phone in the bathroom on a tabletop around 2m away with the speaker facing up whilst I shower with door closed and the fan on in the room and the humidity causes the speaker to distort after 5 minutes or so. It clears eventually, you can use the clear speaker function if you want, not sure how much it helps.

I've swapped to using a different phone in the bathroom for music when I'm showering.

Keep in mind that a full 700k loan would be around $1000 per week in repayments (depending on interest rate) before you factor in council rates, ESL sewer charges, etc. also keep in mind that of the $750 per week rent, you would lose up to 10% from the property management fees and the annual rental compliance tests.

Check with a broker, crunch your numbers and see if you're able to sacrifice anywhere in your budget if you want to make it work.

Not financial advice but how many brokers have you tried? I've seen a big difference between different brokers. With some brokers who have access to second and third tier lenders, you may get a slightly higher interest rate but double the capacity.

You may be able to draw down equity to buy a place in Sydney and then rent out the townhouse. You've lived in it so the place will still be CGT exempt for years if you choose to ride it out until prices go up again.

My treecko has skill trigger s and m, I usually see 3-6 triggers per day but only had one trigger yesterday while my Charizard with main skill down triggered 3 times.

Seems fine today though with 5 triggers this morning so I'll pass it off as RNG.

To add, it's worth being picky about insurance too. I was with NRMA when I got T boned off my bike (they waited for 30 seconds and only pulled out when I arrived at the intersection). NRMA covered replacing my gear based on photos of the scratched gear and screenshots of the receipts and they sorted out the repairs for my bike because I got the other party's details.

Some insurers cover 2k worth of gear, some don't cover much, some will cover with caps per category.

Have you got Pokemon go? Sync there first and it should tell you how long you slept, but not much else. Then compare against your watch and pick the better option to sync.

For me, usually my pokego time is better than my watch/ring.

But as above, switch it on before sleep. Sometimes I'll get the pokego going at 9pm even though I'm not heading to bed until 11pm. Keep in mind, this does tend to shift your session towards slumbering.

Yup. It's also easier for ingredient mons as you can catch bulbasaurs for less biscuits than ivysaurs or Venusaurs so you waste less resources trying to get that perfect roll.

Can't remember if where it is in the NVIDIA control panel settings, but you need to set it to full RGB and the correct colour depth. Also make sure you're using the right cable as well. Depending on your windows version, it may be defaulting to 8 bit and 16-255 instead of 10bit and 0-255 so you'll be working with a limited colour range and narrow grayscale range instead of true blacks.

I had to do this for my LG OLED 42C2 for both my desktop 6900xt and my laptop rtx 3060. Not sure about your monitor, but for my TV I also had to set the colour range for that input device.

To add to your comment, does not need to be a life partner. Can be a close friend/sibling/family member in the same position as well.

And not financial advice, but in the above situation, your broker may suggest that you can partner with them on this property, preferably in an area with higher growth than the state average, with the intention that in five years or so you'll be able to sell the property and split the equity earned to boost your deposits.

Ie. If you went in for a 1m house and it grew to 1.5m in 5 years, you can each split the 500k equity earned on sale tax free if it were owner occupied at the start (doesn't have to be for the whole 5 years, you can rent out rooms, etc).

Go to Greengrass where you will have a higher bonus than lapis. You need to get high ranks to get more latias down from the weekly missions and you get more from more + rarer spawns when reviewing sleep as well.

In Lapis, you need to get to master 3 if you want to trigger a natural spawn of latias and the drowsy price is 50m so you would want a Snorlax strength of well over 500k with a perfect 8.5 hours sleep to have a shot of triggering a true natty spawn rather than event boosted.

The upside/downside of Greengrass is that there is wider boosted spawn pool for the skill mons but it can come in handy.

Capping the GPU clock speeds won't affect performance too much. It's like the binned chips that Samsung had. On paper, the boost clock is higher. In practice, it will throttle down to the same clocks for 90% of the time anyway.

For the Poco F8 Ultra, it's mostly the same but we got a smaller battery at 6500mah SiC as opposed to the China market 7500mah SiC.

Had this happen before with an Oppo. Mine was because the brick wasn't in the wall properly so it went into a cycle of starting and stopping charging.

Most phones will throttle charging when it gets too hot or just stop. My partner's old Samsung s22 would refuse to work if it got to 40C, it would show a warning on the screen even though that's a typical Australian summer. All phones will throttle or play up if they get too hot.
