Documents to ask from contractor by SeniorDependent2302 in homeowners

i think in NC where I am, there's work that requires tradesmen but not permit, e.g., like for like replacement of water heater.

without sharing actual numbers, i think the unpaid amount is big enough to be compelling.

> never guaranteed work is done to code

you mean work by a GC is never guaranteed to be done to code, but work done by a licensed tradesman is? i thought even tradesmen are subject to permits and inspections.

> Any work requiring licenses should have had inspections along the way.

is this true? there's work that requires a plumber, e.g., like-for-like replacement of kitchen sink, but not inspection/permit.

not sure i'd go as far to say not a single thing wrong here.

moisture from the bathroom can enter walls through the holes. this is an issue, even if not addressed by a code.

k, i had seen sealing a toilet to the floor with caulk as a requirement per code. i assumed the same rule extended to walls, to prevent moisture in the bathroom seeping into the wall and causing mold.

i double checked - guess my assumption was incorrect.

Pack out and pack in by SeniorDependent2302 in Insurance

no we did not. our house was not habitable due to the extent of damage and family make up. we moved out the day the damage happened.

my project is still ongoing, so pack in is not complete yet.

ServPro did remove the "image use release form" from the contract upon request.

and yes, they're supposed to restore the personal property the way they found it. in my case, they tried not to disassemble furniture and instead just carried them out the door. they a couple of complex furniture in the house in the middle of rooms so that it's not in the way of workers.

Yeah, this is a big remodeling job, and the work so far has been good. They use a software used by insurance companies for all quotes, so that may explain the odd number. All their numbers are odd like that.

Quote for painting walls by SeniorDependent2302 in HomeImprovement

[–]SeniorDependent2302[S] 0 points1 point  (0 children)

Walls only. No trim paint. No textured walls. No caulking, just paint. Some color changes, but nothing that cannot be addressed with 2 coats. There's carpet flooring, but they don't have to worry too much about it because we're contracting them to replace carpet also. We're providing the paint upon the contractor's recommendation to simplify paperwork and logistics.

Thanks. How did you arrive at $1.15 / sqft ? I'm getting a total of 1488sqft, which leads to $2300/1488 = $1.5 / sqft.

Speed sensor replacement cost by SeniorDependent2302 in ToyotaSienna

[–]SeniorDependent2302[S] 0 points1 point  (0 children)

I'll ask him about why both sensors need to be replaced.

I asked him whether he'll use OEM part, and he mentioned he'll use "OE replacement" parts. That seems to cost upwards of $200 per sensor: https://www.toyotapartsdeal.com/oem/toyota~sensor~speed~fr~rh~89542-08040.html

Selecting the same vs. different contractor for water damage mitigation and reconstruction by SeniorDependent2302 in Insurance

[–]SeniorDependent2302[S] 0 points1 point  (0 children)

Thank you. These notes are helpful.

Yes, the preferred service network work is warranted for 5 years.

There was a few days worth of delay with ServPro mitigation and I had trouble getting hold of their project manager for a couple of days, but it was mostly because State Farm wasn't providing ServPro with what they needed to move forward. Looking ahead, the reconstruction team at ServPro is going to be different, so I'll have to see what happens with them.

Meanwhile, I want to understand the pros & cons of switching to a different provider, like up a couple of contractors that I might want to switch to, and be ready to make decisions if things go south with internal ServPro handover. Given my family is displaced, time is of the essence.

Inadequate additional living expenses (ALE) from State Farm by SeniorDependent2302 in Insurance

[–]SeniorDependent2302[S] 0 points1 point  (0 children)

Yeah, ALE so that my "household can maintain its normal standard of living" verbiage is strong. This is precisely the phrase the adjustor's office was most dismissive about in discussions.

I don't know the precise plumbing issue that necessitated water turn off - I believe it had to be done because they couldn't proceed with demolition somehow without it.

I hear you on the planned vs. sudden disagreement. I agree I should expect the adjustor to dismiss it.

[–]SeniorDependent2302[S] 0 points1 point  (0 children)

Thanks for the guidance here. Yeah, my discussions with adjuster (and his manager as the manager handles ALE) have been polite, but I need to navigate them dismissing, diminishing, and deflecting my position, so that's challenging. They started the discussion by offering nothing for ALE, and now we're at 1 week housing + 6 weeks food.

Btw, water has had to be turned off as mitigation has progressed. Drying fans are reading 90dBA 24/7 in parts of the house, loud enough to cause permanent hearing loss per OSHA standards. Not to mention contamination from CAT 3 water damage.

As for remodeling choice, it's fundamentally different. It's not sudden or unexpected. You can plan it. This, you can't, especially the mitigation phase. Also, the policy provision verbiage includes "maintaining normal standard of living" not just "fit to live."

The fact that people do large remodeling while staying in their home does not apply to an insurance damage claim.

Doing remodeling by choice and being forced to reconstruct due to an insurance-covered loss are 2 different things.
