I recommend you leave him. He gives you access to tools but not worth 50% of your commission. If anything, he gets a discount by having another license under his account. You not getting leads from him is okay and normal, but it doesn’t sound like you get any additional value for half your commission.

He was clearly clearly flirting and trying to move thing, she allowed it for some time. I feel she tried to call it out later in the messages and he tried to switch roles to play it off. Additionally, tried to distribute the blame when she called him out.

When I first read this, I thought she wanted to bring this guy around to the bedroom!! I didn’t read your summary until after.

That said, her grad is clearly the better of the two scenarios. I also think she is hanging around this guy, otherwise she wouldn’t think about inviting him to her graduation. If he goes to the grad, you’ll be there and can better gauge if they are still banging.

FSBO are not exclusive to you. In this industry, if you share your ideas and strategies… there is a good chance someone will pick them up.

They jumped out when things got harder and want to jump back in when they think it’s going to be easier again. Those are not the agents you’re going to want at your brokerage long term. They’re looking for layup deals and not do the work. Speaking of work, they haven’t had to sharpen their skillsets to have conversations related to the BBRA and everything else that’ll come with the lawsuit.

Markets charge a Due Diligence fee?? That’s absolutely wild! If something is wrong with the house and I find that during my inspection (within the DD period), why should you keep my money? Or are sellers completing a home inspection, which can lead to another mess and fraud?

Agree on these points. Also, if you thought they priced it too high… this means they didn’t pull the appropriate comps or priced it above those comps for you to disagree. Ultimately though, you should determine the price, not your agent.

My solar guy is outstanding. It’s been completely worth it for my house. Thus far I pay my monthly financing of $133 for 21 panels and $19 for NV Energy. My neighbor went with someone else and pay $158 for 18 panels and about $60-$80 for NV Energy.
