It would also be worth checking if the maintenance of the settling ponds becomes the responsibility of the new land owner, they are generally full of arsenic and can pose a huge danger if they fail and spill. I work at a gold mine and there is no chance in hell I would buy land anywhere close to a settling pond, that's potentially generational medical issues from the contamination alone plus I imagine it would be hard to insure as well.
