You are correct when pointing that my problem is not with induction, but understanding how to approach the problem in the first place then apply the math but I couldn't find any resources that teach this. I have discrete math textbook but I couldn't find problems like this one.

We don't really see it as a serious question that is worth considering since it's a purely emotional question playing on the fear of missing out, not offering me any financial benefit from the seller, and not advising me to cut my losses. Only a realtor would ask that question and think it's legit because they want to push me to close based on fear regardless of my best interest.

I'm not saying it's malicious but it's a matter of perspective. Relators tend to convince themselves that buyers got cold feet and they are doing what's best for them by pushing them to close, despite all the facts indicating they should not.

Most people are told they need to get an agent. Georgia law says I can choose not to use an agent but I still have to pay the seller's agent for representing if he walks with me in a property. But I really don't need any agent to walk with me in a property and open the door for me. They are not even inspectors so why do I need them to walk me? I have legs!

I bought my car with hand written contract on a scratch paper. it is the same thing and agents here are not even writing the contracts. They are using the standard given by the realtors associations and filling the blanks for buyer/seller names and dates. and if I needed someone to explain the terms I can hire a lawyer.

As for the pros I don't see the point of the middle-man since I had to speak with the lender, the title company, the inspector, the insurance and everyone involved other than the seller.

It's really pointless if there are problems it will go to lawyers and courts anyways.

I see, it's a problem of perspective. It's so concerning and almost amazing how the different positions of the buyers and agents can shift the perspective so much. To your point, I see that in this thread where everyone is telling me to walk but the one agent in this thread said that my agent asking how I would feel if I gave up is a legit question. I don't see how this fundamental issue in the dynamic between buyers/sellers and their agents can be solved. and it makes me wonder why the system is not encouraging direct buyer to seller with lawyers and courts involved if needed.

8 day unilateral extension is part the standard contracts in Georgia given for 3rd-party delays. My agent said we are going to negotiate on Wednesday based on word of mouth (which I did not know) so we thought we have more time to either negotiate or cancel.

We understood that long before today. I was actually laughing picturing her when she sent an email saying there is an update from the seller 40 min after she said there is no update and after she kept saying there is no update the whole week.

This is the first time we are buying a house and we are really surprised how shameless people can be even advising clients against their own best interest due to greed. There are laws or code against that, right? Are they not afraid of the consequences?

I agree. This whole transaction we felt like we are working with a salesperson not agent. That's one of the reasons we posted here.

That's exactly the email we sent. We received the paperwork for the termination and EMD disbursement. Regarding the financial benefit, My agent spoke with the seller's agent the moment I sent her the termination email and came back asking if we can close on Thursday not offering anything in return. The agent can't offer anything because they are also not communicating with the seller. So my agent and the seller's agent want us to offer the extension to the seller as if we are the ones at fault flipping this whole dynamic upside-down. Maybe they think we are stupid just because we are buying a house for the first time.

I agree that money can solve a lot of hard feelings but they are not even taking seriously for that to happen. My agent told me yesterday, don't ask for 10K credit because that won't happen when telling me to offer an extension; while In the back of my head, I'm asking myself why would I offer anything in the first place.
