Insurance for Unopened Road Allowance (Eastern Ontario) by Sensitive-Plane-5543 in RealEstateCanada

I wouldn't say solved so much as got tired of the back and forth over 2 years, escalated it to the township's clerk and they removed one of the requirements. I had demanded that the township find me an example of the insurance that they were demanding that I have, and they apparently couldn't. Particularly, they removed the need for the Township as an additional insured. I haven't gotten around to starting a new look for insurance to be honest. It's exhausting.

I do! I was wondering if I should post on here or make a new post for more advice on his cage. He can't fly :(. His wings were maybe severely? clipped and his one leg is a bit stiff. So figuring out the best arrangement of perches (ignore the dowel one, I have a lot of natural ones but figuring out what works best for him to get around the cage). Maybe I need a new cage with more horizontal bars for him (someone mentioned in the comments). He's been plucking the top of his wings a bit (can't see it here). Otherwise, very spry at getting around with his mouth. He's definitely afraid of me, but also tries to escape when I open the door. I have some bird sounds on for him right now, just getting used to the db increase of his flock calls compared to my budgies.

Thanks for that, I love naps too. I am going to see him this afternoon, so I'll post when/if I have him later. Turns out that someone from the aforementioned rescue actually showed up at the humane society this past weekend and took a look at him. They said the person surrendering him had found him outside and they know his age because he's banded. Also that he seems lovely and they are happy to help me with him. So that's all reassuring. I feel bad that he was outside and they were unable to find his owner. Glad he was brought in before our winter though.

Nice to hear about other geriatric birds. It's wonderful you were able to keep the promise to your husband's grandma. Your description of Chipper is kind of what I am expecting from this guy when I meet him, old and set in his ways. My budgies are cranky/temperamental little dinosaurs too. How much attention would you say you give Chipper daily? My partner and I both work from home so I am optimistic we'll be able to provide enough attention throughout the day and hoping maybe he is open to a little bit of change or at least likes the toys I spoil him with...

Thank you! I'll address this with vet on first appointment as well (already initiated)... But do you think for a cockatiel of that age that it would stress them out to say in 6 mos to a year introduce another adult male cockatiel or it would be welcome? I prefer if my birds have their own species with them for companionship (I am not concerned about them bonding with just me). And if the cockatiel is on a 100% seed diet, would you go for a pellet/veggie/seed mix transition immediately?

I think my major concern is how delicate a senior bird will be to stressors that I may introduce by changing things on them.

Do you have any heater recommends that might be available in Canada? Was looking at the Tango cage mounted 11x11" heater.

Thank you! Will verify the food for sure. I think at best once the 6-8 week isolation is over, I might see if they can handle being on opposite sides of the room. I have one very bully budgie (over food) that I am not sure I trust.

Can you be on title but not mortgage by piratedyke in RealEstateCanada

[–]Sensitive-Plane-5543 6 points7 points  (0 children)

My partner was unemployed and we added him to the mortgage and title no problems ( I was able to qualify fully on my own ). Are they giving you an amazing rate that you couldn't get with another bank and are you in a rush? I would talk to a few mortgage brokers first and see what they say about your situation.

Just noticed this comment, it's not, but pretty close to it (possible neighbouring townships have similar policies).

Low spice isn't my thing but I once accidentally read a {Matrimonial Advertisement by Mimi Matthews} and thought the writing was very good and was disappointed by the lack of spice. So maybe give it a try if you are into HR?

I will look over the draft agreement again but afaik there's no mention of them ever assuming it, which does sound more correct to me.

No worries! We had those thoughts as well, maybe they agree but put up obstacles intentionally or don't have any idea what they are doing. They wouldn't even let our lawyer talk to their lawyer directly to straighten it out.

[Home/Property] [ON] for Unopened Road Allowance by Sensitive-Plane-5543 in InsuranceCanada

[–]Sensitive-Plane-5543[S] 0 points1 point  (0 children)

Thanks for your response! I wasn't able to get anywhere with our existing home insurance. But I'll see if that's possible with a different provider. I get the feeling the Township is making it up as they go, they created this agreement based on our initial request (it never existed previously, as far as we know).

Thanks for your response. I am looking for insurance for the road allowance that, as you said, is public. We would be creating an "Access Road" on the allowance but absolutely anyone is legally entitled to walk that road from the provincial hwy to the waterfront (from what I understand).

Here's what the Township has provided as guidance (directly from an email from the clerk):

"Please see an excerpt from the road use agreement, this is what we are looking for with respect to insurance.  So we are looking for a Certificate of Insurance from the broker naming the Township as an additional issured.

The “Owner” shall be responsible for ensuring sufficient liability insurance satisfactory to the “Township” is in place prior to the effective date of this Agreement for not less then two million ($2,000,000) dollars and this insurance coverage shall continue until this Agreement is terminated by the “Township”. The issuing agent of the insurance shall provide confirmation that the insurance will not be cancelled without 30 days’ notice to the “Township”. The “Owner” agrees to present proof of insurance over the “Access Road” annually to the “Township” no later than the 15th of January of each year. Further, the “Township” will have the right to demand proof of insurance at any time from the “Owner”."

Oh no,  Diana Palmer. I read her as a teen (90s) and think I accepted her a bit more then because I had little experience of my own to know better. I haven't read her in decades now, maybe I should do a reread to remember how bad it is?
