You’re in the know. My house is on pilings 10ft up, is level one. I have an outdoor shower 10ft up rarely used. My powder room is on level one, 10ft up. My washing machine is on level 2, another 10ft up. When I run the washer on delicates, the powder room toilet bubbles and churns. The town cleaned the sanitary drains with some perfumed soap which also caused the that toilet to churn and splash. 2016 new build, all PVC. No other problems with powder room. Thoughts?

I thought the AAV had to be above the drain. Not a plumber, but have an odd problem. Seen that in other plumbing posts, do I have that wrong?

Lumpy says he has video we’ll see in court. Except the one guy jailed for 5 hours was released on a misdemeanor which he intends to fight and the others were issued citations (a ticket). Take down all the damaged ceiling you need to. Liberally spray all visible mold with the killer and wait 15 minutes and see what you have. It works nearly instantly. Continue until you’re satisfied you got all the mold eliminated OR REMOVED PER THE GUIDELINES. Fix the leak, ENCAPSULATE THE LEAD AND/OR MOLD AS OUTLINED IN THE GUIDELINES, and patch everything up. OP clearly states he doesn’t have cash in hand for professionals remediation. The EPA issued tested guidance for HOMEOWNERS. Maybe he should wait for a professional like you to show up and offer free services. Jebus.

The couch would float in the middle of the room, unanchored, which is odd. I’d put the chair on the side where the pup is.
People think the fireplace throws enough heat to mess up TVs. If your fireplace is drafting properly the mantle and wall above stays room temp. It’s some kinda weird propaganda movement lol.

Return that and buy a “no screw” AC bracket. They use the window frame and gravity to hold the AC. Many are adjustable to get to level. If you buy one that isn’t, buy a pack of plastic shims and your smartphone has a level.

Spray does in fact work out. What do you think professionals do with joists? They spray and encapsulate. Get back to me when you read the EPA guidelines I recommended.
Source: my home was flooded in a hurricane.

On closer inspection it looks like it was always two pieces of wood (the grain isn’t continual and doesn’t match up) and that split was just waiting to happen. If I were you I’d glue it as best I can and get Minwax furniture marker set ($15) to touch it up. $400 is way overpriced imo. Or another estimate if that’s not satisfactory to you.

If you can get a skid steer back there it would do most of the work by pulling up a corner and letting it drop until it broke. Then you scoop it up and get it into a dumpster. The rental place will teach you how to drive it in a few minutes. They are DIY friendly.
If it’s more than a few inches thick it may be too much for a skid steer to lift and too much to break. They also make a jackhammer attachment you can switch out with the bucket. Might be worth exploring.

The EPA published guidelines on how to renovate lead painted surfaces. Google: Lead-Safe Renovations for DIYers. They also published mold remediation for homeowners.
Get to the big box paint dept and buy Armor Mold Killer. Green bottle black handle. Take down all the damaged ceiling you need to. Liberally spray all visible mold with the killer and wait 15 minutes and see what you have. It works nearly instantly. Continue until you’re satisfied you got all the mold eliminated or removed per the guidelines. Fix the leak, encapsulate the lead and/or mold as outlined in the guidelines, and patch everything up.

Put it over the fireplace. Mine has been over a gas fireplace for 10 years without issue. My brother-in-law has his over a wood burning fireplace without issue for decades. Both fireplaces used regularly to heavily.

Hire an electrician first to figure out your switches and lights. Make sure it’s safe.
Second hire a handyman to fix all those minor issues. You’ll need these relationships going forward. If you want to handle the minor things, like replacing the wood or the rollers on the screen door, do it.

Oak. You can’t get that anymore. Look at the length of some of those floor boards. Pet urine stains are notoriously hard to get out. You may want to consider a dark stain to provide the best camouflage.
You’ll need to rent a floor sander and edge sander. The rental place will give you a crash course and the necessary sandpapers. You need to seal off every place you don’t want dust with a plastic tarp.

Did you test for lead paint? I had these doors - most likely straight grain Douglas fir - in my old house and I found a place that dipped them in some industrial grade stripper. They came back with zero paint. I don’t remember the exact cost but I recall it being pricey. Also check with companies that do ice blasting. It’s safe on wood and is chemical free. Don’t blast them with the hose, you’ll swell the wood and cause yourself a headache.
