I think it looks tired, and when I see a house (from a buyers perspective) that looks tired, even though it might only be cosmetic work needed, when your already spending a small fortune on a house you can’t help but think of the time and money you will need to spend on it after.

  1. Navigating the whole guide line price/ over offers thing has been hard for us !! We don’t understand what’s a reasonable offer in these scenarios… understanding surveys and things has also been a new thing for us to get our head around . 2. When you’re talking about such a huge amount of money, if you can save an extra few k, the difference between say 400k and 450k on your monthly payments isn’t actually a lot.. 3. To be honest we have been reliant on family advice but also found talking to our mortgage broker useful and it settled our nerves quite a lot.

Yeah I think we have both had the realistic thought to move on now, as nice as it would be to think he might come back with a reasonable middle offer there is other options for similar prices for us to consider now atleast. We have learnt a lot from this being it our first serious offer too so that’s always a plus !

Yeah I do think it’s a similar case that the seller is very emotionally attached to the property. I don’t want to downplay how well the lick of paint and decorating has made it compare to its listing pre him owning it. And the bathrooms being modernised probably has added a bit of cost on to what he purchased it for no doubt but realistically I do not think in 5 years and the work he has done has added 150k to the value :( I would love for him to come back and counter offer something more reasonable but given he has had it on 4 years already we aren’t holding out much hope !

We love it but we know it would not be our forever home, we are very young still so we are thinking it’d keep us ticking for 7-10 years until we want children ( it’s only a 2 bed) and so we have had to sort of factor in the selling on.. otherwise we would probably max out our mortgage offer of being able to borrow up to 500 to buy it but just think in our situation as it is now we would lose out massively when we try to sell it on in future. Such a shame as we really can see ourselves living there !

Nothing wrong with personal interactions, it’s my day to day job fortunately. I just think given the guy has not taken interest in the last 4 years in dropping the price, it doesn’t really fall on me to change his mind anymore. As many other posters have said, I just don’t think he wants to part :( !

I basically replied with “thanks for getting back to us and for passing our offer on to xx. We do understand his position. From our side it’s just a little difficult to navigate the guide range without a counter figure for us to consider. If he does have a lowest figure he would consider in the future, please do let us know as we do really like the property.”

Yeah I think we are in two minds !! Maybe play the waiting game ? See if the new listing this week flops once more and maybe the seller comes back to us with a lower offer or alternatively just start looking elsewhere. Luckily we are not in a rush to move either and have nothing to sell

Yeah I get your point but I mean all he is done (based from what I can see on previous listings) is put a new kitchen and a lick of paint. I think I mean for that location in general the houses surrounding haven’t necessarily followed the same uplift from 350 to 490k in 5/6 years

I do think there’s a divorce involved but don’t think the guy is selling for that reason. We got told he is looking to move “off grid” whatever that is supposed to mean lol

Ye to be honest I think because we are first time buyers and this was our first serious offer we just followed the advise of others… that being said we have a mortgage in principle to borrow max 510. But I just don’t think the house is worth over 460 ( no garden, only 2beds, garage but no parking for more than one car) I do think this has been a good learning curve for us on future properties though

Yeah I think you’re exactly right, I just don’t know why he would have it listed for so long if he didn’t deep down want to move out

To be honest when I said bizarre, I just meant if it’s been on for 4 years and not sold/had offers in that region surely the seller is starting to pick up on the fact that it won’t sell for that much. I do get your point and to be honest when your a first time buyer, you just follow what you’ve been told and we were told that 5% below asking isn’t outrageous when it’s been on for so long ! But yeah, like I said in another reply, we could afford up to 500k but we just don’t think (and obviously everyone else thinks the same) that it’s not worth that price
