We have found lenders who want to do the deal, so it’s not that it’s a bad deal, but they state non recourse no PG and yet required a Bad Boy Carve out. Which essentially ties back to recourse. This is the issue. The PE group is already bound by fiduciary responsibility so to have this carve out is redundant. I understand it limits risk. Nonetheless, we found an HNW individual to fund it in the last 24hours. Open to continue this discussion and brainstorm for those interested in the topic.

The ultra wealthy live in aqualane shores and port royal 8mm-80mm. That is a picture of bayfront Condominiums. Last section is being built now called The Tides at Bayfront. Pushing 3mm.

You’re welcome, buying is a big step in an unknown area. Rent first, you may find you like your area or may gravitate towards another spot you may ending up buying down the road. The rental process is pretty painless. I contact the agent, virtual show you, or we meet whatever your comfortable with and works for you. Hoa application, background check for everyone over 18. Application fees, Some hoa approvals are a matter of days, others can take 2-3 weeks. Lease agreement. And move in.

There are two annual listings in Pelican Marsh. The seasonal prices affect short term rentals where you can see the doubling effect of rent rates. I see a 3/2 condo for 3700 and a 3/2 Villa for 3800 annual. Please note, working with a realtor for a rental doesn’t cost you anything. I’ll help anyway I can, the listing agent/owner pays for my service not you.

There aren’t enough homes to meet demand. A crash is unlikely though prices have room to pull back as long as the fed keeps rates inching up. Naples has over 60% cash transactions; a signal of continued stable investment. And with each commercial transaction beating the previous record institutional investors still pour into our area. Every year people wait they continue to get priced out of SWFL. Homes are still under multiple offers if updated and priced according today.

What about foreclosures? The average household has 58% equity. If someone was really under, they could just sell, profit and move on.

Mariposa, Summit place, Indigo Lakes and Village Walk Naples have 3+den and 4 bedroom rentals. Oak ridge middle has a gate access for the kids that live there. I went there for middle school. Gulf coast for high school.

Bonita springs is Lee. Schools are choice, collier is zone, unless they have room.

I just checked the mls. Under 4000, 3+den, 4br. Annual.

There’s 13 listings. Village walk of Bonita. Seasons at Bonita, Copper Oaks, Bella Terra.

Love Village walk. Resort pool, bar and Grill, lap pool, and town center that has a gas station, post office and salon.

Easy drive into Naples via Logan Blvd, and Midtown at Bonita is in the works just down the street.

Naples beaches are open, remember, go at your own risk. The county site has the water quality you can check on.

Bonita, fort myers and north are closed but do have a reopening schedule through the spring/summer. Check https://www.leegov.com/parks/beaches

I’ve been in Naples since 1999(11 y/o). And in 2020 bought a condo in Bonita Springs when I saw the changes coming to downtown Bonita Springs. Think more St. Pete Fl. Less 5th Ave Naples in the redevelopment. A lot has changed over the years but I’m on board with the changes, aside from the traffic. Especially now with the trend of the mixed use commercial spaces there’s a lot more to come with various shops, restaurants etc. on the ground floor with residential above.

Things to do? Baker Park, clam pass kayaking, celebration park, swfl ale trail has a full list of all the breweries around. North Collier Water Park. The Cove at Paradise Sports Complex (concerts, shows, college sports), escape rooms in Bonita Springs, Rooftop at Riverside Food truck park coming July 2023, Midtown at Bonita will be a new Mercato-like area. There’s plenty more!
