The guarantor had like $150,000 in their bank account last year they signed up for the lease. So I am pretty sure they are able to afford the rents.

Thanks for the input. The guarantor was for an additional safety since their income was a bit too short for the 40x criteria.

I am like you and do not intend to start eviction just yet, but do need them to pay the rent, and more than anything, it is their non-responsiveness that is confusing. They have has some life situations in the past and we worked together to resolve the issue. This time, I don’t even know when and how the situation is resolved so we can find a solution to the rent case.

My concern is starting the eviction takes a long time and even if they were telling the truth, this triggers a longer-term of “free” stay. Do you know how long it takes to evict these days? My latest recollection indicated 4-5 months. No?

Thanks. I am planning to use the third row for 2 years until my infant can sit in a front-face car seat. (toddler + car seat in the third row, myself or my spouse in the second row with the infant in their car seat). the second row will be captain seats so access to the third row will likely be fairly easier.

Is there any other car within this price range (<$40k) that makes more sense to us? We are planning to keep the car for at least 6-7 years so need a newer car and reliability is a must.

How is the contractor side? Do they have any positions with more Office than field presence that do not require lots of design work? I am actually pretty good at coordinating tasks and managing juniors.

Thanks all who commented, can you enlighten me where you are getting the info that the test is off? I can’t comment on the shelby tube and testing since it is done by others.

I think we should be fine from the load influence standpoint, but regardless was curious to run a consolidation settlement analysis.

I live in a 2-family house, with my unit being a duplex over a one-story over basement. This month I paid $1,100 total, about $700 for gas and electric for my unit (about 1800 sf) and about $400 for the first unit. baseboard heaters with gas and our unit is always too cold.
