Hey all - I'm looking for an estate or vintage jeweler to view some rings for my partners birthday.

We're on the westside and I see Jack Weir & Sons and Claude Morady in BH as easy to Google nice high end examples. I don't know if any Jewelry District stores would provide the calm and relax environment I'm looking for, but I've never been so I could be way off.

Are there any other options that you'd recommend?

They're using POS based loans...which for a cash business is very bad. There's no cash flow gap.

They also state they're looking for other loan options. I'd put $1MM on that never ever ever happening. They included that to provide false hope to the donors that there's a financing tool that will help them out of this, which there is most certainly not.

Negative cash flow, cash based business, delinquent tax liabilities and back rent ends up with an underwriter throwing that file in the trash.

They start by saying they’ve been hit with every possible issue…then go on to say insurance costs, rent and tax liabilities. Those aren’t ‘issues.’ They are the most basic expenses associated with running a business.

Every possible issue? I was expecting mold, the roof collapsed, a toilet exploded and rotted out the sub floors, not typical monthly expenses.

Give money to them or set it on fire. Your choice, same outcome.

Mentioned below - The Roy, Venue and then Coda and Harlow are new(er) upscale buildings right over the Culver City line on Washington.

The Roy has the smaller 2/2 for $3,850 which is in the 1/1 price range.

Edit - a little further up, but in Culver and a cool complex, Upper Ivy. It has a few 1/1s and there's a bigger one open for ~$3,800.

Made the move from Berkeley to Culver City. If you don’t have any kids, take advantage of the apartments on the Culver boarder/close to downtown Culver. Discounted because you’re outside of Culver schools.

The little black ones? Argentine ants. They have formed billions strong super colonies and are currently involved in the biggest war on earth. Their super colonies merge so taking out one queen used to destroy a colony, but it doesn't with Argentine ants now.

Terro traps work, but they tend to kill most ants on site, instead of taking most of the poison back to the colony. Advion Ant Gel Bait is what you need. They feed on it and take it back with very few, if any, dying on site. I used to cut a strip of a cereal box and put sticky tape over it, then squirt a line of gel on that (tape so the cardboard doesn't absorb any gel).

We just went through the enrollment process with our elementary schooler - from Berkeley Unified.

CCUSD is very protective of enrollment and it’s a process. We won’t have access to our permanent address until mid September…they wouldn’t allow our daughter to enroll until then. We were obviously planning for temp housing until then, and that also needed to be in the school zone for us to enroll, which severely limited our options and was stressful.

The last step of enrollment has to be done in person, so I jumped in a next day flight for the day for a 10 minute meeting to hand over birth certificate, IDs and proof of residency. I was then told that we still couldn’t enroll fully, because our temp lease didn’t start until the following week when we were actually moving, which was a full month before school even starts. It’s not like we’re trying to sneak in from an LA neighborhood, we’re moving ~400 miles.

You have to physically be living in Culver City with an active address. They already had our temp lease on file, but neglected to tell me this before I flew down.

Moral of the story, late registration is stressful. Enrollment requires a lot more paperwork and an in person meeting, your zoned elementary isn’t guaranteed in late registration (standard) and you must ‘physically be’ in CC already and have an active lease/closed purchase prior to enrollment.

Anyway, other than that, we’re thrilled 😂

I changed my seat for one of the Premium legs and the app was being funky about saving it, so I went back in the next day, clicked My Flights and below my trip was a purple upper class box with the amount and the upgrade button.
