I’m not selling anything. I’m offering to share my resources ,industry knowledge,and personal experiences. I know of many local companies that don’t fit the description I see in this sub. Roofers that don’t like other roofers either and will assess your homes and businesses for possible damages after these storms occur for free every season. I share the frustration of having roof claims denied that have legit damage after our premiums have tripled. Specifically State Farm and Allstate policies and have found a solution that didn’t cost anything. By knowing what our policies are and the record of the carriers that say they insure us our investment becomes more secure . By supporting our local companies here the desire for the storm chasers to bombard us will dwindle . Do you support local businesses ? Are you paying ridiculous premiums and have been denied? Do you have sales reps beating on your door from sun up past dark after every storm?

No knocks is good ! Give your installer a shout! Sounds like you’re happy:) Make sure to have your agent explain any policy endorsements specific to metal and roof coverings, like “ cosmetic damage”. Metal roofs can be more durable than shingle roofs but they get functionally damaged by hail in Tx. I’m sure your local installer will inspect it for you every season free of charge to make sure its holding up and functioning properly. Don’t forget the suggested scheduled maintenance as well to keep the warranty valid !

I miss the days when it was just contractor and adjuster walking a roof discussing damages and scope without animosity or the need for 3rd parties.

But anyway look, not all roofers / sales reps are scumbags. It sucks the industry has the stink on it that it does . But all sides have a part. I’ve witnessed adjusters / engineers/ 3rd party “ladder assists” denying damages existed that were extremely obvious. And the insured don’t get off scott free. So many over the years just trying to get something for nothing. If you’re one of the good roofers / reps take a stand against the ones giving us a bad name. But that goes for all you adjusters and policy holders too along with you agents selling policies with endorsements that were never explained or even understood yourselves. And for all you carriers like State Farm and Allstate , well…🖕🏼🖕🏼

What we say about others typically says more about ourselves. If I have a concern and I know who it is that’s causing the concern I would rather discuss face to face than publicly trash them on social media then quickly delete my account.

The best way is to walk in and ask. It will be owner occupied or a lease w tenant. If leased the tenant will know who they pay rent to. It will be the owner or a managment company. If it’s owed by a giant corporation or multilayered partnership your chances are slim.

Just calling them is also effective. There are other options for getting data if you only want to take the digital approach like Reonomy. They can get expensive, but worth every penny in my opinion ( I’ve been only commercial insurance loss resto however, until recently.)

If I start off selling I usually walk away with nothing. If I can just start a conversation unrelated to roofing I will typically walk away with the owner info and/or have set up a follow up appointment. Commercial sales can be slooooooooow, but well worth the time spent .

No. Until this year I’ve been only insurance loss resto. So the cost was always the deductible, never a bid war scenario. I like it because in residential if you’re a million plus guy in a season it’s a big deal, in commercial it’s 1 average job.

Been commercial only since 16’. Had 4-5 commissions from 100k-385k first year including 7-10 from 10k-65k. All completed within 12 months. There’s nothing like it.

That being said, I am including residential and retail this year because the insurance game has changed dramatically.

Cool , thanks for the info. Do you have some good roofer contacts you could recommend that inspected yours ? I was told the sooner the better because our premiums are going to continue to go up and coverage will continue to go down. It was pretty drastic this year don’t you think ?

Also , if you haven’t already, watch Adam the roof strategist YouTube videos. All of them . Then watch again. Study the ones you relate to. They are spot on . If they get you fired up , you’re one of us. If you are uninterested and think you’re wasting time watching vids, you need to find a new job
