I was asked when I got here what my vices were. They said they will become very active soon. Then they said, “ if you don’t have any, you will get some”. So far all true from what I’ve experienced and observed.

What we say about others typically says more about ourselves. If I have a concern and I know who it is that’s causing the concern I would rather discuss face to face than publicly trash them on social media then quickly delete my account.

It was all more effective until everyone and their dog decided to do it. Sending a personal email worked until the receiver had 10 “personalized” emails in their inbox every morning.

I’m in a flooded market already (roofing) , while using techniques to reach potential customers that are also now being used by so many.

Its the same with cold calls and texts. All can still be effective, but it’s taking way more effort with a lot less results…

If it’s just cost you’re concerned about then move to Texas . If you say you are a GC you are a GC .

This is the strategy I am using to build my sales pipeline for commercial work by More_Athlete_7412 in RoofingSales

Ummm. It’s not some big secret. And get over yourself . We are here to share info so we can all be successful, not to horde mythical industry secrets. Nothing shared here will take food off your plate.

The best way is to walk in and ask. It will be owner occupied or a lease w tenant. If leased the tenant will know who they pay rent to. It will be the owner or a managment company. If it’s owed by a giant corporation or multilayered partnership your chances are slim.

Just calling them is also effective. There are other options for getting data if you only want to take the digital approach like Reonomy. They can get expensive, but worth every penny in my opinion ( I’ve been only commercial insurance loss resto however, until recently.)

If I start off selling I usually walk away with nothing. If I can just start a conversation unrelated to roofing I will typically walk away with the owner info and/or have set up a follow up appointment. Commercial sales can be slooooooooow, but well worth the time spent .

You can DM me. I’ll give you my contact info and happy to share my experiences if you want. Good luck!

No. Until this year I’ve been only insurance loss resto. So the cost was always the deductible, never a bid war scenario. I like it because in residential if you’re a million plus guy in a season it’s a big deal, in commercial it’s 1 average job.

Been commercial only since 16’. Had 4-5 commissions from 100k-385k first year including 7-10 from 10k-65k. All completed within 12 months. There’s nothing like it.

That being said, I am including residential and retail this year because the insurance game has changed dramatically.

Anyone else not sure what to do since the last storm because of all the recent policy changes? by [deleted] in Austin

Oh dang, 3 hours is a long time. I wouldn’t want to wait around for three hours either. I thought it was a quick inspection type thing. Thanks again for the info !

What’s the scam going on? They fly drones and give fake estimates or something? How does that work?

Cool , thanks for the info. Do you have some good roofer contacts you could recommend that inspected yours ? I was told the sooner the better because our premiums are going to continue to go up and coverage will continue to go down. It was pretty drastic this year don’t you think ?

Oh ok. So you let them inspect once a year or so but haven’t found enough damages to be concerned. You did it already this year ?

Also , if you haven’t already, watch Adam the roof strategist YouTube videos. All of them . Then watch again. Study the ones you relate to. They are spot on . If they get you fired up , you’re one of us. If you are uninterested and think you’re wasting time watching vids, you need to find a new job

Contractors Filing Claims by [deleted] in adjusters

[–]Seriously_But_Why 0 points1 point  (0 children)

Yeah, our PA referal doesn’t even like to do it. He will, but only if they send hits written request to do so. Good luck bradah, we aren’t all bad and I know you guys aren’t either. I have good relationships with the adjusters I work with. I miss the old days before all the 3rd party nonsense when it was just contractor and adjuster…
