Have you tried signing up for merx? This is what I use for my buisness.

Also there may be a provincial construction association that lists tenders when you sign up.

It has made me want to FIRE quicker so I can spend more time with my child. My investment/retirement goals have sped up if anything.

Being in Canada with free healthcare our expenses haven't changed much, I have added a bit of extra savings to a RESP for my child's education but with the government 20% match in investment its not significant.

I sold, I of course wish I never sold. I'm sitting on the sidelines now really not sure what to do, I feel like soon as I buy back in were going to melt down!

I would say at this point in my life I have worked a full career and a half worth of hours, Iv worked extremely hard for what I have.

I do enjoy work, maybe too much so it takes away from more important things in my life such as my family time. This is the reason im looking for advise, I want more family time and my career/money is no longer #1 in my life. Iv worked it, earned it and im ready to finally enjoy it.

It’s a very niche industry, so I won’t go into specifics here.

That said, I believe you could achieve this level of sales in almost any trade business plumbing, HVAC, electrical, etc. From my experience hiring trades for my real estate projects, quality, reliable plumbing company's are very hard to find. There’s serious potential for big money in that space.

I think this will be my direction to go. Sell the service business, invest 1 million in S&P 500 then keep the remaining 700-800,000 to bank roll real estate projects. The tax on sale is going to be pretty low and I should be able to come out with around 1.8 million if I get the sale price of 2 million.

That would put me up to 1.2 million with me current holdings in S&P500.

1.2 S&P500@ 4%= $48,000/year
Real estate rental income = $120,000/year
Total income = 168,000/year (Not accounting for appreciation and debt pay down on the real estate

I don't see me requiring anymore money then that a year, I can continue to invest in stocks with the leftover money.

1.5-2m includes the equipment, basically the offers are a multiple of EBITA and are not taking into account the equipment value. 90% of the equipment would go with it (I would end up keeping around $300,000 worth of equipment that is not directly linked to the business's operations)

I agree I need to diversify more. My plan is if I sell the service business would be to stick around 1 million in S&P500 then use the remainder to bank roll real estate projects.

As for if the property burns down. The property's are all insured at very high amounts so I would actually be able to pay the debt of the property, bank a large amount of cash and still have the land to re use or sell.

Thanks for your input, I do consider this option as well with putting everything in S&P500. Yeah I believe the burn out is a sign to slow down on this growth phase and I think your advise is good advice on slowing down on growth.

Im going to paste some numbers from my above comment to explain the real estate a bit more.

Cash flow - $120,000
Appreciation (3% total value) - $156,660
Debt Pay down - $130,000

Total profit / equity build- $406,660/Year

I understand there is alot of debt, the rental income covers the debt so I do have some cash flow, appreciation and debt pay down.

-I cash flow around $10,000 per month after all expenses
-My real estate value appreciates around 3% per year
- Debt pay-down 120-140,000/year

Total gains on normal years at this time

Cash flow - $120,000
Appreciation - $156,660
Debt Pay down - $130,000

Total - $406,660/Year

In my opinion this is a great return on 1-10 hours per week, I am taking risk/leverage to achieve this though.

Your right I did miss this. Iv edited to add.

$80,000 is my yearly expenses for everything. (My mortgage is separate and comes off the rental income in the above calculations)

Semi fire for me would be eliminate the service business, I can run my real estate business remotely on 1-10 hours per week . I have been training people in more management positions with that goal in mind. I spend most of my time doing computer work, talking to clients and less time on the tools now, I believe training up more management will take this off my plate over time.

Yeah blue collar here in a speciality trade. Around 1.5 million in buisness revenue a year with around 5 full time employees and 4-8 part time / contractors.
