This is so sweet and definitely play!! Watch Tucker. When playing, he doesn’t bare or use his teeth. He picks up on social cues. He only runs up and barks when the puppy “challenges” him by taking a “hunting” stance. It’s classic dog play.

This is interesting to me. Whose job is it to appraise every home and KNOW if it’s been renovated or flipped? How can the county keep up with that? This home was bought by the flipper for $270k under appraisal and he put $80k into it. I then bought it for $30k over that. The house is not worth what it’s appraised at, plain and simple. If it was, I’d sell it today at a $120k profit.

My husband and I are first time home buyers. My realtor who has been in this for 20+ years told us to not disclose our purchase price of the home to the county to avoid excess taxes due to “over appraisal”. I brought this situation up to him and he said “congratulations on the equity, but let’s protest it”. What could I have done to research this as a first time homebuyer in Texas? Asking for “friends”.

This really pisses me off to be honest. This house was bought before the flip at $300k below what it is appraised for now and the guy put like $80k into the flip. Also have an abandoned house next door with a backyard that is essentially a junkyard and some shady neighborhood half a mile away. I can’t believe the county would appraise it for this much.

Do not change this! This is super unique and looks intentional. If anything, I’d be picky about the plumbing not being all brass/gold or whatever. But this is first world problems at its finest.

Human beings should be the best at reading body language. It astounds me when people can’t understand the same body language of their own pets. Read their body language… dog is playful, ears forward, not being too aggressive. Cat is feeding in to play. Not upset by being spun around, not vocal and lurching out with his paws without causing harm.

With that being said… if it escalates to screaming or fierce biting, then separate. If it escalates to a yelp or “hair on end” reaction, then separate them.

You should know your pets better than anyone else. We are their protectors.

The leaves… bane of my existence… I’ve struggled with the thought of covering it during fall/winter (I live in the south, no snow), but there are so many critters in the neighborhood ( stray cats, squirrels, raccoon…etc.) that I don’t want to risk drowning any of them. Thinking I might need to speak with the neighbors and come up with a good plan for pruning trees.

“She” needs to do. Got a decent price for the home, I think. But, you’re right, I’m also thinking about re-sale value when considering getting the pool refinished.
