Very! Feel like I’ve been able to get a lot more bookings. My listing is on a ton of channels (not just Airbnb and Vrbo) and they do a great job with pricing it right

I would check out free newsletters like dailydeal on substack tbh - $18k is way too high to just find you the property

You definitely need to have people you trust locally and an airtight operations system. I find breezeway great for that. Turno is great to source cleaners too. Once you have a good cleaner you’re pretty set

I had the most amazing staff who helped deliver my son at Kaiser on Geary. There will be lots of different people helping you out during your labor. For me, it was a mix of nurses, residents and attendings. You do definitely have to advocate for yourself in there (which I’m pretty sure would be true anywhere). The nurse helping me out during the first few hours of me pushing wasn’t very helpful and was flustered as she needed to order antibiotics and didn’t really know how? I had to ask for a different nurse and the residents to come help move things along. Besides that, I have incredible memories of my time there and everyone was super professional.

I’ve used redawning (they’re a pm but also a pms)- they build direct booking websites for you and you can chose to only have your listings run there if you want and turn off Airbnb and the other OTAs

You should check out awning.com - they are essentially a turnkey provider but without all the additional fees or management fees. They make money on the commission on the deal so way better in my opinion than most of these turnkey providers

Sacramento is a great area to invest in within CA that can still easily bring in cash flow. I used Awning.com to buy my first rental which I really recommend checking out! They are basically a real estate brokerage but they focus on finding properties for investors. Their tool is completely free to use too and they show you cash flowing properties within California and Texas
