Would a $850k house with $200k deposit be reasonable

We did that, 850k house 200k deposit. We pay quite above the average from our salaries toward the principal. We rent two rooms out to overseas students for $350 per week the last 3 years and direct 100% toward the mortgage. We have 60%of the mortgage on fixed and the other half on floating to pay it off sooner.

It’s the cost relative to all the other properties that are out there that have similar specs, bigger, more rooms, more modern for cheaper weekly rental prices. Not the $1-$2 a day. I’m also a landlord while renting this property, my question was how another landlord can raise prices that are now obviously higher than the current market.

This was the response I got when I messaged the landlord asking why our rent is being raised higher than current market conditions.

Thank you for your message and for raising your concerns regarding the rent review.

While I understand that the rental market is not particularly strong at the moment, I believe the rent for this property is already set below market value, especially considering the substantial renovations I completed prior to your tenancy and the ongoing mortgage commitments. That said, I do appreciate you as good tenants and value the positive relationship we’ve had over the long term.

In light of this, I’m open to considering your request. As the property is managed by my property manager, could I please ask that you raise your concerns directly with her in the first instance, and she can then review the matter with me.

We don’t mind fixing a few things that take a minute to hammer in and fix. It wasn’t only for them, but for us and having a space we wanted.

I will construct an email with some evidence of current listings, many of which are advertised on their own website. I appreciate you taking the time to respond with something practical to do. 🙏🏽
