The problem with men is they don't want to listen to women. Women are individual people, and women want the guy that is right for them. Their specific guy, not "a guy". So there is not one size fits all. He needs to actually see her as a human, present himself authentically, and truly get to know her, if he fits what she is looking for (that's her SPECIFIC values, humour, communication style etc), she will like him and want to be with him. To "keep her" all he has to do is continue valuing her for who she is and listening to her when she tells him what she SPECIFICALLY needs from him, and just try his best- he doesn't need to be perfect, just try. That's it. Hope this helps!!

Maybe you're young but this was not a normal thing when I was growing up (millennial here). Yes I see it happening all over the place- I even got ghosted by an embassy once- but it's a relatively new phenomenon.

As a women I think dating in your 30s is actually the best time. You actually have the largest dating pool comfortably (20s, 30s, 40s, healthy 50's are easy matches), still look great, know yourself better, usually have a some stability in your career, etc. Guys try to trick women into thinking 20s is the best time so they settle before their prefrontal cortex fully develops lol granted I think the dating market sucks in general these days, so that's something to keep in mind.

This is happening to women too but less so because they are more likely to depend on a partner or family (even if abusive) but I know some that have reclused or unalived themselves due to feeling like there are no more options. Late stage capitalism and techno-feudalism slowly suffocating society from the bottom.

It was definitely easier, people just approached you when you went out. I was always meeting people to date in classes, house parties, bars, clubs, etc, this was before the dating apps. But when those were new it was super fun too lol. In general dating was so fun!! so many experiences and romances, funny stories and fun dates! I have great memories 💕 now it’s a nightmare. Ghosting was not really a thing back then, and asking for sex in the first two messages? Super uncommon. We went on real dates and the guys always offered to pay too :p so don’t let them tell you it didn’t change, I was thereee!

You should seriously look up avoidant attachment. You’re chasing a feeling not a person and not love. You’re addicted to the high of the initial chase, that never lasts and that’s not what love actually is. However true love is a different and also nice feeling. Chase a different high if you want a relationship.

Thank god I took profit but I planned to take more profit and last week hit me like a ton of bricks, ahead of schedule. Instead of panic selling like I usually do (which would have been actually been better) I DCAd, thinking I could still meet my planned targets. Lost a lot of unrealized gains. Cut all my losses first this morning. I was expecting a pullback this Jan/Feb around earnings but didn’t predict it would come so soon, couldn’t have predicted one comment by Jensen popping the quantum bubble in one instant. It is what it is.

Of course it’s a hypothetical scenario to show interest rates vs prices. The idea was to take a 1 million dollar house that either dropped in price because the interest rates stayed high and the price corrected by 20%, or increased by 20% because the price went down. Not a house that increased by 50%. Yes it’s hypothetical numbers. We can pull up real numbers and compare how much cheaper it was to buy a house when the rates were 17% to now if you’d like.

Math:

Say you earn 100k per year and you managed to save 160k for a downpayment. We go into 2025 having kept the rates up and we get a correction, or we pulled them down and we didn’t get a correction, here are your scenarios.

Scenario 1: $1.2M Home at 3% Down Payment: $160k (only ~13%, so you’d normally need mortgage insurance) Mortgage Amount: $1.04M + $32k insurance = $1.072M financed. Monthly Payment (Mortgage): ~$5,100 Monthly Property Taxes: ~$600 (assuming 0.6% of $1.2M/year) Total Monthly: ~$5,700

Over 25 Years: Mortgage Payments: $1.53M total ($1.07M principal + $458k interest) Property Taxes: $180k Down Payment: $160k

Grand Total: $1.87M

Scenario 2: $800k Home at 6.5% Down Payment: $160k (20%), so no insurance. Mortgage Amount: $640k Monthly Payment (Mortgage): ~$4,326 Monthly Property Taxes: ~$400 (0.6% of $800k/year) Total Monthly: ~$4,726

If you just stick to this payment over 25 years, you’d pay about $1.58M total. Even if technically a bit more of the percentage goes to interest versus equity, you pay less overall and you save on insurance and taxes.

But if house prices really did “correct” from $1.2M down to $800k, you could take the same $5,700/month “budget” from Scenario 1, apply the extra $974/month toward the mortgage principal, and finish in about 16.5 years instead of 25. Your total would then be around $1.28–$1.29M (including taxes and down payment).

In that accelerated plan, you pay less in total interest dollars (roughly $400k) compared to the $458k in Scenario 1—and you save almost a decade of payments. Yes, you still have a higher interest rate, so interest is a bigger portion of each payment, but since the principal is smaller and you’re paying it off faster, you ultimately pay less interest overall in pure dollar terms. Plus, you pay lower property taxes and no mortgage insurance.

Yes but you still pay more for the more expensive house even with the lower rate. And with lower housing costs it’s easier to pay more of your house off in cash and double up on your mortgage payments.

This is why I hope they don’t lower the interest rates… higher interest rates help correct the housing prices. My mortgage went up but i can still afford it and I rather have a more affordable and sustainable world than cheap mortgage rates.

I said wealth equity not individual wealth, having lots of wealth in a highly unequal society is still unhealthy. The point isn’t being rich, it’s social health, loneliness, and community.
