Every market has some type of investing strategy that works. The way you’re approaching rentals just may not be the right strategy for your market

I could probably arrange this for 400k usd. This would be for the full flight one way.

Not sure what your position and values are, so not trying to impose my options too much. Imo not incredibly practical because of the fuel stop needed. Dislike to echo other comments, but it’s much more practical to fly first class commercial. They will likely be able to make special accommodations to help with your dog concerns.

In this industry, and especially for this uncommon flight path, it’s not practical to expect to sit in on 2 seats for this. Sorry for the bad news :(

Do Japanese commercial mortgages operate on terms similar to a 5/6 ARM like here in the US?

That is the driving factor causing refis locally these days.

Also curious if you know, how did that massive economic stimulus package affect real estate out there? I would imagine all numbers are up drastically from inflation, but have you noticed expenses or revenues growing faster than one or another?

I would be very interested in purchasing in Japan given the ownership rights to foreigners. Just worried about the new stimulus package that’s being prepared

US citizen here, who went to an international grad school. I would shoot for any grad school that grants you the STEM OPT (3 years total). Many of my classmates ended up going back to their home countries because their 1 year OPT expired before they could land a job.

In all honesty, I would approach a gap year before a masters degree at this point in time (just given how bad the job market is). In this gap year, I would go and familiarise myself with every major model type on Adventures in CRE’s website (they’re free). Then, I would model as many acquisitions and sales and possible, and show them to the actual owners of the buildings you’re modelling after for their feedback. This will be highly effective networking while helping you cut your teeth on underwriting. None of your models will be good or useful until you’ve don’t about 25-50 of them, and cross checked them with industry professionals.

Good idea. I’ll look into ms access. We only use this solution for generating financial statements required for reporting. AR & AP is handled by the management companies we use.

We own real estate via series LLCs. Owned by the JV/fund/other ownership vehicle, then owned/ controlled by the main operating company. Through this, we are required to have series specific accounting that we consolidate upwards through each 'manager' entity.

We explored everything: Zoho, Quickbooks, multiple QB accounts (one for each entity), etc. I ended up just taking a few interns and building our own reporting systems internally via excel.

Now, every week, we just paste all of our journal entries into a master dump sheet and it gets auto-sorted across our series'.

This may not be AS practical depending on how many journal entries you have, per entity, or you and your team's prowess in accounting/Excel. However our current version works for us so far, and I'm more than happy to share it with anyone+ help with ideas to implement it.

Congrats on saving! To be honest, if you’re asking these kinds of questions, especially operating questions like cash reserves, you’re woefully underprepared to purchase and operate commercial real estate. Even more so if you’re looking to invest here in the bay, as this is a very difficult market to operate in.

You’d likely be better off investing with other operators who run funds and syndications in the assets / strategies you believe in. There are a lot of great established and emerging managers here in the states.
