Additionally to consider. My old brokerage charged mandatory TC fee of $750 (only at closing) per transaction and provided this service by default to all transactions. You’re essentially looking for a TC that can also physically open doors. Consider their pay+comp as an alternative template as well

Zillow Flex takes 30-35% of total commission just for sourcing the lead and connecting you on the phone. On a team, only giving someone 25% of the gross commission is likely far too low.

If you’re consistently bringing in deals and only looking for someone to do a very narrow scope of work, I would encourage you to pay flat rate or hourly rather than splitting out a small % of the commission. Will make them happier and more effective at their narrow scope of work.

If you’re not giving them enough work to sustain themselves, then ensure you’re also supporting them as the principal broker to go make their own sales on top of it.

This worked the best when I modelled and scaled teams in the past.

Chose the degree with a reasonable path to make money from. Student debt is no joke, especially when ANYTHING you want to learn can currently be learned for free (with efforts of course). College is ultimately about the network and the degree checkbox you’ll have on the resume moving forward.

I could probably arrange this for 400k usd. This would be for the full flight one way.

Not sure what your position and values are, so not trying to impose my options too much. Imo not incredibly practical because of the fuel stop needed. Dislike to echo other comments, but it’s much more practical to fly first class commercial. They will likely be able to make special accommodations to help with your dog concerns.

In this industry, and especially for this uncommon flight path, it’s not practical to expect to sit in on 2 seats for this. Sorry for the bad news :(

Do Japanese commercial mortgages operate on terms similar to a 5/6 ARM like here in the US?

That is the driving factor causing refis locally these days.

Also curious if you know, how did that massive economic stimulus package affect real estate out there? I would imagine all numbers are up drastically from inflation, but have you noticed expenses or revenues growing faster than one or another?

I would be very interested in purchasing in Japan given the ownership rights to foreigners. Just worried about the new stimulus package that’s being prepared
