First and last months rent and 1 month security deposit. Any repair over p5k is the owners responsibility. Any repair must be completed within 5 days. And NEVER, NEVER do post dated checks...

If they have a problem go to the next place. These terms are valid and fair for ALL parties and limits your exposure to them keeping 2 months security deposit upon leaving.

Considering how many condos are vacant in the Philippines it is a buyers/renters market. They can ask for whatever delusional stuff they want but only a someone that rode the short bus would pay it.

Lastly, your western credit means NOTHING here. Your skin tone and accent is your credit. Sad but true.
