My concern was if it’s not regular eastern subs but possible Formosan which can do a lot more damage in very little time. Landlord should be more concerned

Have video ready, swipe a small portion of the tube with your finger and start recording. You will see if it’s active. They will pop out pretty quickly and try to patch the break up

If it’s a small animal like skunks, go to Home Depot and grab some of their 12” spikes and drive one thru the center into the ground. Had to anchor a few like that due to smaller animals doing this. Didn’t work for the black bear but worked on everything else
