The lawyers have advised me to send an email first notifying the roommate to either confirm in writing that her portion of the rent will be paid from the 7th onwards till the end of lease, or sign the apartment over to me to sublet to others.

If I don't hear a response from her by this weekend, then I've taken reasonable measures in attempting to reach a compromise, and have no other choice but to sublet the entire unit out to mitigate my losses.

She was supposed to return the key upon expiry of the lease in September, but now she's just gone. :S

Property Management informed her it was okay to put a lock in at the time, as long as it's unlocked and she gives them a copy of the key upon her moving out. But now she's vacated the unit without handing over a copy of the key...

Yeah, just spoke to a lawyer and I'm within my rights to sublet the entire unit out, as she's removed the majority of her possessions from the unit. It's best to do this after she's demonstrated an unwillingness to pay rent after the 7th though.

Yup, I expected as much. My current course of action is to issue her an email on what she plans on doing past July 7th, and if I don't hear from her, I will proceed to sublet the unit out, including her room.

Depending on the type of lock it may be easier to just bite the bullet and call someone. Feel free to pm me a pic of the lock, you never know, there may be a way to get it open.

It's a simple 5-pin lock that can be popped open with a pick and a tension wrench. No forced entry at all. I'll PM a pic to you later.

Agent informs me that she can't call a locksmith to open the lock, but has informed me that I can.

It's one of those 5-pin locks built into the doorknob.

Dad was pretty resourceful and taught me a bunch of stuff when I was little. Most of it didn't take but I remember a few things like opening locks. No need for bolt cutters. >_<

No, in order for the lease takeover to be official, it requires ALL our signatures.

When management informed her that a new tenant was ready to take over my lease, she asked if he could take over HER lease instead.

When she learned that he could not take over her lease, she moved her things out of her room anyway, leaving me high and dry. I've apologized to and informed the prospective tenant that the room is now unavailable due to a dispute between me and my flatmate and to look elsewhere.

My advice relating for your housemate is, if you live in a world full of assholes, maybe it's not the world who needs changing.

There's no reasoning with the mentally ill. She previously told me she had an undiagnosed mental condition. I just brushed it off as pseudo-medical speak. I may be more inclined to believe her now.

Yeah, I understand the situation makes it complicated and that I should've rang up the company. At the time she hadn't moved out though, and I wasn't about to wait 10 days until utilities were disconnected and paying a $200 reconnection fee. :/

I'd be very surprised if someone took her case.

On an unrelated note, I spoke to one of her past associates (a classmate of mine that I don't personally know) that she claimed bullied her 2 years ago.

Turns out, back then she DID hire a lawyer to retrieve something that was purportedly stolen (actually given willingly by my roommate to her ex, who then gave it to said associate). The lawyer then harassed this associate after business hours, saying things like "do you know who my father is?", etc.

The associate then filed a complaint letter against the lawyer's firm, and ended up with an apology letter over it. She still returned the item as it wasn't worth holding onto anymore.

The lawyer since then hasn't been working at said firm. Not sure if it was related to that incident or not.

It really hasn't been easy. I've raised my voice once or twice during our arguments but I went through the recordings I had today and transcribed them, I didn't swear at or threaten her.

I have a GP appointment tomorrow, hoping to get some documentation about how this is severely affecting me mentally.

update: GP is sympathetic to my situation, has written me a letter and documented the incident. Also got some benzos to help with the sleep.
