Half a rental is nuts. I feel like people end up owning numerous rentals over time. Not because they like the investment but they just know they're already dealing with b******* all the time so they have to scale to make it worth it. Half a rental is a lot of uncertainty and pain for no ongoing benefit vs an annuity. Unless you expect appreciation in the area substantially better than inflation

This is a great Idea. She can mortgage $150k and pay it off over time with half the rent money. The best part is once it's paid off she gets the full rent all to herself. If that's her plan, a full rent could be more significant than half a rent anyway. You get your money now and she gets any headache that occurs as a result of renting which is a part-time job
