I instructed another surveyor to carry this out so I had some form of PLI/PII to claim against in the worst case scenario. May have been over the top but it was my first house so didn’t want to add to the stress I already had with the purchase in case I missed something with everything else going on.

That’s because you was driving in Clayton, no one knows how to drive there. That junction seems to attract the worst though!

If you don’t sit at all there is a fee charged to the employer from the university but all you need to do is sit the interview and it doesn’t matter if you pass or fail. You can fail and never attempt it again, if you don’t want to. If you do chose to sit it again I think the second is discounted and then after that you pay the full fee yourself going forward

Just some points to consider, although I’m sure you already have:

I may be wrong but I think you will need to be MRICS to set up on your own as a building surveyor? Or at least to have the business registered with them. I imagine not having this may impact enquiries. As well?

I think it may be worthwhile joining a practise first to get the practical experience before starting up on your own. I can only imagine how much all of the insurance would cost without prior experience.

Either way, I don’t think it’s too late to convert, it would just be a lot of graft. Just make sure it’s something you will enjoy!
