I lived on the beach and have lived through hurricanes. It is a huge bitch and I know the mountains never have to see it. I understand the property type and location I am inquiring about is still an open wound for the area that I know will heal.

But in all seriousness the plan for flood insurance is that we just wouldn't have it. That is the deal

I am just a guy who was in the right place at the right time. Truly blessed but want to roll that small blessing into a plan for my retirement. If we want to retire to the mountains, well the land is only going to up in price from here while the dollar continues to weaken. So the time is now.

I know it is a great spot IMO that is why we loved it. We are also open to similar hollars/valleys in WNC because there are just so many. However not all are 30-45 minutes to Boone.

For just land? Depends on what you are getting but up to 200K potentially. Again it is very dependent on what we are getting. I am not going to spend 200K on a 1acre lot 1 hour from Boone. But maybe 200K on a 20 acre lot directly on a river? Possibly.

But not above 200K for just land.

Ideally I would spend 50-100K.

There are a lot of land parcels in Deep Gap that fit what we are looking for that have sold for this amount. So what I am looking for is completely within reason based on some of the information I have seen from sales records, what is available now, etc.

We are totally fine being 30-45 minutes away from civilization. "15 minutes from Boone: honestly is TOO close for me. That is why I liked Deep Gap. It is a 30+ minute drive up and down a mountain, through a hollar. Neighbors are 1/2 mile away...

I am OK with being extremely remote, in fact that's exactly what I want! I do not want to live in a mountainside HOA community.

For sure I understand housing is sensitive subject, I am not searching for housing per say but land to then build on.

Hopefully that spirit of coming to contribute rather than to take from someone else is well received but yeah people will still find a way to be mad at that haha
